- General Services Administration (GSA) seeks to lease the following space: State Mississippi (MS) City McComb Delineated Area ?������� North: Veterans Blvd from Apache Drive to Smithdale Road. ?������� South: Presley Blvd from N Broadway to I-55. ?������� East: South on Northwest Street to Mississippi Street. East on Mississippi Street to Jackson Avenue. West on W Georgia Avenue to N Broadway Street. South on N Broadway Street to W Presley Blvd. ?������� West: North on I-55 to Delaware Avenue. West on Delaware Avenue to Apache Drive. North on Apache Drive to Veterans Blvd. � Minimum Square Feet (ABOA) 5,938 ABOA SF Maximum Square Feet (ABOA) 6,235 ABOA SF Parking Spaces (Total) N/A Parking Spaces (Surface) N/A Parking Space (Structured) N/A Full Term 15-years (180-months) Firm Term 10-years (120-months) Option Term N/A Additional Requirements All space must be contiguous on one floor. � The route from the primary or secondary street shall be direct. Sites located on a high-traffic roadway or multi-lane thoroughfare must have traffic signals within two blocks to provide safe access. Sites which are located directly on or near a roadway which presents a hazard will not be considered. � Offered buildings located near bars, nightclubs, liquor stores, dry cleaners, beauty salons, bingo parlors, or other businesses that produce large fluctuations in traffic or smells detectable within the office space will not be considered. � Space must be a walkable � mile to a public transit stop.� For locations offered outside the city center, space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; or, 2) on an attractively landscaped site containing one or more modern office Buildings that are professional and prestigious in appearance with the surrounding development well maintained and in consonance with a professional image. � The parking-to-square-foot ratio available on site shall at least meet current local code requirements, or, in the absence of a local code requirement, on-site parking shall be available at a ratio of one (1) space for every 200 RSF of Space. � Adequate eating facilities shall be located within the immediate vicinity of the Building, but generally not exceeding a driveable 3 miles, as determined by the LCO. � Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� The proposed leased space must be fully serviced.� Offered space shall not be in the 100/500 year floodplain, if practical. � Expressions of Interest Due By 11/8/2019 at 5:00PM [Eastern].� Please reference Project #8MS2132 with your submission.
