Advertisement GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Fort Worth Delineated Area: North: Loop 820 East: Loop 820 South: I-20 to I-35W to Crowley Plover Rd West: Crowley Road to I-20 to Loop 820 Minimum Sq. Ft. (ABOA): 349,603 Maximum Sq. Ft. (ABOA): 349,603 Space Type: Warehouse with Ware yard Parking Spaces (Total): 95 Parking Spaces (Surface): 95 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 95 Full Term: 17 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: � 11,548 ABOA SF temperature-controlled office space � 347,062 ABOA SF of warehouse space (Flexibility of 67,244 ABOA temperature controlled) � Minimum 40 loading docks required with 50� staging area at each dock � 566,000 SF of paved concrete ware yard space for the partial storage of up to 280 semi-tractor trailers (230 covered/50 uncovered). � Building must be able to withstand Category 4 winds � Building must be within 60 miles of an airport. � Space must be less than 15 miles to major highway intersections � Minimum 30� ceiling height is required 09/2020 � Space should be able to accommodate the addition of double-deep racks with 10�6� aisles with floor loads able to accommodate pallets stacked five high weighing as much as 2,600 lbs. each � Area must be capable of a vehicle lift and accommodate semi-trailer weights of 80,000 lbs. and forklift weights of 70,000 lbs. � Unobstructed antenna space for satellite TV, high frequency capability � Single tenant facility required � Fuel storage capability for Diesel, Unleaded and propane fuels is required. Fuel storage a minimum of 25� from building � Minimum 15� high warehouse dock doors and interior warehouse doors Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100- or 500-year flood plains. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).).
