- ����������������������������������������������������������������������� �GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Austin Delineated Area: North: Hwy 183 South:� Hwy 290 East: I-35 West: Loop 360 Office Minimum Sq. Ft. (ABOA): 3,240 ABOA SF Office Maximum Sq. Ft. (ABOA): 3,240 ABOA SF Space Type: Office Parking Spaces (Total): 4 Parking Spaces (Surface): 4 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 Years Firm Term: 5 Years Option Term: N/A Additional Requirements: Space offered must be located on the 2nd floor and above (space cannot be located on the ground level and/or 1st floor). Office space must be contiguous, located on one level without being split by a public corridor. Space should not be located near tenants related to drug treatment or detention facilities. Space can not be located next to residential areas. Interior communications closet must be located inside the proposed office space. Offered Space must be capable/have the ability to host a separate alarm within the specified offered space (SCIF). Offered Space shall not contain floor to ceiling windows. Space shall have limited windows and/or the ability to prevent visual observation provided by the Lessor. Space will not be considered where apartment space or other living quarters are located within the building. Space should not be located in the 100-year floodplain. The following space configurations will not be considered:� space with atriums or other interrupting contiguous space; extremely long or narrow runs of space irregularly shaped space configurations or other unusual building features adversely affecting usage.���� Space shall be in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences.
