General Services Administration (GSA) seeks to lease the following space: State: MA City: Brockton Delineated Area: Northern - Starting at Route 138, Union Street to Pleasant Street to Route 27 Western -�Route 138 to Route 106/Bay Road to Plain Street (end at South Washington)��������� Southern - (Starting on the west at Plain Street head east on) S.�Washington to Hill Street to Robert Boyden Road to John Hancock Road to Constitution Drive to Charles Colton Road to Watson Street to Bay Street to Scadding Street to Prospect Hill Street to King Philip Street to Mill Street to Route 104 to Richmond to S Street W to S Street E to Hill Street to Dean Street to River Street.� Eastern - Starting at Route 27 in the north to West Street, to Ash St to Southworth St to Copeland St to Elm /Scotland Streets to Vernon�Street to Richmond Street. Minimum Sq. Ft. (ABOA): 5,350 Maximum Sq. Ft. (ABOA): 5,617 Space Type: Office Parking Spaces (Total): 35 Parking Spaces (Reserved): � 9 Full Term: 10 years Firm Term: � 5 years Additional Requirements: Space must be located in a modern office building of sound and substantial construction. Space shall be contiguous on one floor, adaptable to efficient layout and workflow. If space is not located on ground floor, Government requires one (1) freight elevator�or one (1) elevator�of a minimum size of approximately 6'4' (width) X 5'3"" (depth). If space is located on the ground level, installation of double doors or access to suite immediately adjacent to parking space for bringing in packages/supplies or similar arrangements is acceptable. Government shall have 24/7 access to a loading dock. Subleases will not be considered. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest must be received in writing no later than September 29, 2021�by 5:00 PM Eastern Time, and should include the following information at a minimum: � Building name and address? � Location of space in the building and date of availability? � Rentable Square Feet (RSF) offered and full service rental rate per RSF? � ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF? � Floor plans (as-built) identifying offered space? � Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. In order to respond to the Request for Lease Proposals (RLP), the offeror must be registered and active in the System for Award Management (SAM). This registration is not required to respond to this advertisement, but it will be required prior to the initial RLP due date which will be established at a later date. It is strongly recommended that potential offerors register and/or verify/renew their registration at SAM.gov as soon as possible.
