Notice: This advertisement is a notice of a potential opportunity. This advertisement is not a solicitation for offers, nor is it a request for lease proposals. The purpose of this advertisement is to identify potential sources and suitable locations and is not intended to pre-qualify or disqualify any potential offers. The Government will not pay for any costs incurred as a result of this advertisement. The Government cannot provide any warranty, expressed or implied, as to the accuracy, reliability or completeness of contents of the furnished information found within this advertisement; Government is under no obligation to respond to and is unable to answer any inquiries regarding this advertisement. The NAICS Code is 531120 Lessors of Nonresidential Buildings, and the small business size standard is $38.5 Million. Respondents are advised that the Government assumes no responsibility to award a lease based upon responses to this advertisement. Description: The General Services Administration seeks to lease 31,000 to 32,550 ABOA SF Warehouse space with an 18� minimum ceiling height with 5 parking spaces for employee use. Office space of 100 square feet is required. Two, single occupancy restrooms with one shower each will be needed. At least four loading docks that are semi-tractor trailer accessible are required. One dock will require a lift and one dock will require a compactor. An air curtain is required at the docks. At least two eye washing stations are required for staff safety. GSA will consider space located in an existing building, standalone warehouse building or multi-tenant use warehouse facilities with a minimum ceiling height of 18' feet. ABOA is generally defined as the space remaining once common areas, lessor areas, and non-programmatic areas required by code are deducted from the rentable square feet of the facility. ABOA does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules,public corridors, and public toilets required by local code. The maximum rentable square feet (RSF) is to be determined.GSA will provide all detailed definitions, should a solicitation for offers or request for proposals be issued for this project. Lease Term: 10 years,10 years firm with one 10 year option. Delineated Area: To receive consideration, submitted properties must be located within the following area described below, which is bound by the following roads, or must front on any of the following boundary lines: Inside the 465 loop, Northwest up to Whitestown on 65, northwest to Brownsburg on 65 and Southwest to the airport on 70 Additional Requirements for Submissions: (1) Offered Space must be located on first floor. (2) Offered space cannot be in the FEMA 100-year flood plain. (3) Offered space must be zoned for GSA's intended use by the time initial offers are due. (4) Offered space must be easily accessible to multiple highways which provide multiple routes of travel; (5) Offered space must meet Federal and Local Government requirements for fire safety, physical security, accessibility, seismic, and sustainability standards per the terms of the solicitation for offers or request for proposals. (6) A fully serviced lease is required. (7) Offered space must be compatible for GSA's intended use. (8) Offered Space must have a minimum floor to ceiling height clearance of18 feet. (9) Offered Space shall be climate controlled or have the ability to add climate control All submissions must include the following information: (1) Name and address of current property owner; (2) Address or described location of building; (3) Location on map, demonstrating the building lies within the Delineated Area; (4) Description of ingress/egress to the building from a public right-of-way; (5) A statement as to whether the building lies within the Delineated Area (6) FEMA map of location evidencing floodplain status; (7) A description of any planned land development or construction that will affect the site, including neighboring projects and road/utility line construction; (8) Site plan depicting the property boundaries, building, and parking; (9) Floor Plan, Parking Plan and ABOA/RSF/NUSF, of proposed space; pictures (10) If you are qualified as a Veteran Owned Small Business (VOSB) or Serviced Disabled Veteran Owned Small Business (SDVOSB) under NAICS Code 531100 Lessors of Nonresidential Buildings, with a small business size standard of $38.5 million, please read below attachments entitled �VOSB or SDVOSB Status� You are invited, but not required to submit a Capabilities Statement; (11) A document indicating the type of zoning; (12) A description of any changes to the property necessary to be compatible with VA�s intended use; (13) Building owners shall provide evidence of ownership. Non-owners (e.g. prospective developers/lessors) submitting a building shall provide evidence of permission or authority granted by property owner to submit the building to GSA for development; (14) Any information related to title issues, easements and restrictions on the use of the building; (15) A statement indicating the current availability of utilities serving the proposed space or property.
