U.S. GOVERNMENT ��������������������������������������������������������������� ������ Project #8WA2473 General Services Administration (GSA) seeks to lease the following space: State: Washington City: See Delineated Area Delineated Area: North: City limits of Kent and Federal Way East: City limits of Kent, Auburn, and Sumner South: CBD of Tacoma, the portion of I-5 connecting the Tacoma CBD to the city limits of Fife, to the southern boundaries of the city limits of Fife, Edgewood, Sumner, and Auburn. West: From north, Kent western city limits to city limits of Federal Way following the shoreline of Puget Sound and connecting to the Tacoma CBD. Minimum Sq. Ft. (ABOA): 39,625 Maximum Sq. Ft. (ABOA): 43,795 Space Type: Office Parking Spaces (Total): Per Local Code Full Term: 20 Years Firm Term: 10 Years Additional Requirements: 1. Space shall be located no more than 800 linear feet from a primary or secondary street. A primary or secondary street much have scheduled public transportation, in both directions, if a two-way street. 2. If on a high-traffic or multi-lane street, traffic signals located within two blocks for safe access. 3. Visible or easily located from an arterial street. 4. Complies with all applicable building codes. 5. Complies with accessibility standards as defined in the ADA, ABAAS, and UFAS. 6. 200 public parking spaces at reasonable market rates must be available within 800 walkable feet of the employee entrance of the offered building.�All handicapped parking spaces must have a wheel-chair accessible route to the building entrance. All remaining parking spaces will have paved access for pedestrian use. 7. Approximately 1,000 Sq.Ft of the offered space must have a slab to slab height of 12 ft. 8. Offered building must be �Class A� or �Class B� with tenant office space built out to Class A standards. 9. Stops for one or more public bus or streetcar lines shall be located within the immediate vicinity of the Building, but not exceeding a safely accessible, walkable 1,320 feet from the principle functional entrance of the building, as determined by the LCO. 10. Offered building shall not have a history of prior heavy industrial use, including but not limited to large dry-cleaning operations, rail yards, gas stations or industrial facilities. 11. Adaptable to an efficient layout as determined by SSA. Consideration will include: Contiguous space on one floor or on multiple contiguous floors provided efficient space design is possible. Not separated by common hallways or other areas. No part of the offered space shall be below the ground floor. No part of the offered space shall be below grade. No interior ramps. Not more than twice as long as it is wide. Regular shape, free of obstructions that hinder development of efficient space design. 12. If offered space is above the ground floor, minimum of two accessible elevators to access the space, one of which may be a freight elevator and one must have a backup generator, are required 13. Offered building must have grade level loading access. 14. Offered building must be asbestos free. 15. Offered building must not have a history of water/moisture intrusion or mold growth. 16. Offered building must have NEC-compliant electrical distribution system sufficient to support all electric, data, and telecommunications systems requirements and specs. 17. Offered building must have an ASHRAE-compliant commercial grade HVAC system. 18. Offered building must be properly ventilated, code-compliant commercial grade plumbing system to support all break room and restroom requirements and specifications. 19. Offered building must have a potable water supply system (including piping, solder, and fixtures) meet EPA �lead-free� standard, manufactured in accordance with ANSI/NSF International Standard 61. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year or 500 year flood plain. Expressions of Interest Due: September 27, 2021 Occupancy (Estimated): November 16, 2023 Expressions of interest should include the following information: Building name and address and location of the available space within the building; Rentable square feet available and expected rental rate per rentable square foot, fully serviced; ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); Date of space availability; Building ownership information; Amount of parking available on-site and its cost. Include whether�expected rental rate includes the cost of the required Government�parking, (if any); Energy efficiency and renewable energy features existing within the building; List of building services provided; Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to this advertisement.
