- This is not a Pre-solicitation or Solicitation announcement. This is a sources sought notice only. The purpose of this sources sought notice is to gain market knowledge of potential businesses to include large business sources, small business sources and their size classifications; HUBZone, 8(a), Small Disadvantage Business, Woman Owned Business, Veteran Owned Business, Service Disabled Veteran Owned Business relative to NAICS Code 531320 Office of Real Estate Appraisers, with a small business size standard not to exceed $8.0 million in gross annual receipts. Responses to this sources sought synopsis will be used by the Government to make appropriate determinations about potential sources only. No solicitation is currently available at this time. After review of the responses to this sources sought announcement, a synopsis and/or solicitation announcement may be published at a later time. Description of Services: Scope: A state-certified appraiser who is familiar with the subject area shall prepare and deliver a complete, self-contained narrative appraisal report for the Facility in accordance with the Code of Ethics of the Appraisal Institute and the Uniform Standards of Professional Appraisal Practice. Appraisal methods shall involve the application of standard approaches to real property value; namely the cost, income and market comparable approaches. Location Size (NUSF) 5000 S. 13th St, Leavenworth, KS 66048 70,000 The lease contract is for a succeeding lease, on a property that the VA CMOP has solely occupied since 1998. The proposed term is for seven (7) years, five (5) years fixed, for the period of June 29, 2018 thru December 29, 2023. The start date is retroactive since the current contract is a holdover. There will not be any renovations. The lease contract documents and drawings will be provided to the Appraiser. Intro building information: Industrial occupancy, warehouse structure Single story Surface parking Build-to-suit for VA Fully, 100%, conditioned space for storage of pharmaceuticals VA has been responsible for all maintenance, taxes, utilities, and insurance costs since August 1, 2013 The Vendor shall provide: The fair market value rental rate per net usable square foot for the Facility, as if it were completely constructed according to the requirements and layout in VA s lease documents, as follows: The fair market value rental rate fully serviced (VA pays for all items listed on the Form 1217 submitted by the subject offeror); The fair market value rental rate unserviced (VA pays for all items listed on the Form 1217 submitted by the subject offeror, except the costs totaled on Line 27). Using the rental rates from A, project an escalated rate for each of the next ten years. The fair market value for the Facility in fee simple, in its current condition as well as an escalated rate for each of the next ten years.
