Advertisement ��������������������������������������������������������������������������������������������������������� GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: New Jersey City: Linden Delineated Area: North:�� I-287 to Route 208 which becomes Route 4 to Hackensack Avenue which becomes New Bridge Road on to Roemer Avenue to Teaneck Road to Liberty Road to Tenafly Road to Palisade Avenue; East:���� Dana Place to I-95 Express to I-95 Eastern Spur to I-95 New Jersey Turnpike; South:� I-287 to Weston Canal Road to Main Street to Finderne Avenue to Main Street to Chimney Rock Road to I-287; West:��� I-287 to Route 202 to Chimney Hill Road to Route 46 to Boulevard to Main Street to I-287 Minimum Sq. Ft. (ABOA): 18,612 ABOA SF Maximum Sq. Ft. (ABOA): 19,543 ABOA SF Space Type: Warehouse and Office Space Parking Spaces (Total): 15 Reserved Surface Spaces Parking Spaces (Surface): 15 Reserved Surface Spaces Parking Spaces (Structured): 0 Parking Spaces (Reserved): 15 Reserved Surface Spaces Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: Warehouses must be able to include office space for an evidence custodian and enforcement group. Offered space must be able to provide for the discrete loading and unloading of semi-trucks, which can be accomplished through an overhead door providing the ability for a semi-truck to access to the warehouse, discrete external dock-lift and/or auto-lift accessibility, or a combination of the two. The loading dock area must have a minimum of 20� by 20� to allow for the maneuvering of a forklift. Offered space must be contiguous on a single floor or adjoining floors (including stacked space). Offered space cannot be located near radio/television and media affiliations, agencies providing probation and/or parole services, halfway houses, drug abuse counseling/rehabilitation programs, and similar social service agencies and welfare type programs, as well as private law firms representing drug offenders. Building entrances/exits cannot be located 1000 feet minimum, line of sight or within the vicinity of the following: drug-free zone of school/park/day care boundary; residential/hoteling/shopping center and arenas or where drug activities are prevalent; and/or where easy surveillance of facilities or operations is possible. Interested parties must provide the name of the building, address, location of available space, rentable square feet offered, and contact information of authorized representative. All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date In cases where an agent is representing multiple ownership entities, broker must provide written acknowledgement/permission to represent multiple interested parties for the same submission Please reference Project Number: 7NJ2174 Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.
