- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Colorado City: Denver Delineated Area: North � 56th Ave South � Colfax Ave East � Powhatan Rd West � Colorado Blvd Minimum Sq. Ft. (ABOA): 19,107 Maximum Sq. Ft. (ABOA): 19,107 Space Type: Warehouse Parking Spaces (Total): 19 Parking Spaces (Surface): 0 Parking Spaces (Structured/Reserved): 19 Full Term: 20 years Firm Term: 18 years Option Term: n/a Additional Requirements: The property may not be within 1,000 feet of churches, childcare facilities, shopping centers, residential areas, schools, floodplain areas, power plants, electrical transformer farms, night clubs, bars or in close proximity to airport radar dishes and flight paths While the facility will have an office section and a warehouse section, the space type sought is warehouse Access to the building must be large enough to accommodate large, long, tall, and heavy vehicles (up to 45� long). The building must have two (2) 14 foot high by 12 foot wide electronically operated overhead coiling garage bay doors. The garage door must be grade level or have an adequate ramp to drive vehicles in and out of the space The agency shall not consider any space or facility where other tenants are below or above them An additional dock level entry door is desirable, but not required The preference is to have a single story structure, however, a two story structure will be considered providing the agency occupies the first and second floors and the building meets ADA requirements The minimum ceiling height in the workshop area must be 15 feet or greater The building must have secured, on-site parking for Government vehicles. Access must be provided 24/7. It is desirable that only ATF personnel have access to the parking area. Access to the parking lots must be controlled, where possible. Fencing of parking is required and shall be accomplished with galvanized chain link fencing 8 feet high, with a 2 foot outrigger at the top at an angle of 45 degrees pointing outwards A minimum of 25� column spacing is required Floor drains will be required near inside overhead garage doors Slab on grade sealed concrete capable of supporting tractor trailer trucks is required with a 6� slab thickness The agency must have the ability to place an antennae on the roof of the facility� The proposed building shall be within 10 minutes of police, fire, and medical response facilities The building may not be within 50 feet of an active railroad track Skylights are not desirable but may be accepted Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any) Date of space availability; Building ownership information; Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of required Government parking (if any) Energy efficiency and renewal energy features existing within the building; List of building services provided; One-eighth inch scale drawing of proposed space offered or marketing brochure illustrating the floor plans and proposed space, or proposed site layout Name, address, telephone number, and email address of authorized contact� In cases where an agent is representing multiple ownership entities, written acknowledgement; Your letter must include the RLP # listed above and be emailed or mailed to the primary point of contact Interested respondents may include building owners and representatives with the exclusive right to represent building owners.
