- U.S. DEPARTMENT OF VETERANS AFFAIRS DESIRES TO LEASE SPACE The Department of Veterans Affairs desires to lease sufficient rentable square footage to yield 4,700 to 5,000 Net Usable Square Feet (NUSF) within in the City of Oneonta, New York for use as a Community Based Outpatient Clinic. The space must be contiguous, on no more than one floor (preferably the ground floor) and can be provided by new construction or modification of existing space. On-site parking for 24 vehicles is required (including 4 van accessible handicapped stalls). A lease for up to 10 years (5 years firm) will be considered. Space within or fronting on the following boundaries will be considered: NORTH: Sunset Drive from Winney Hill Road to the end of Sunset Drive; hence across wooded lands and an open field in a line to West Street, across West Street to Bugbee Road located within the State University of New York College at Oneonta campus; hence following Bugbee Road to East Street. EAST: East Street from Bugbee Road to Center Street, hence following the next three (3) streets: Gardner Place, Main Street, County Route 47 and hence to New York State Route 28 (Warren M. Anderson Expressway). SOUTH: New York State Route 28 from County Route 47 to County Route 48A/New York State Route 205. WEST: New York State Route 205 from County Route 48 to Chestnut Street, hence to Winney Hill Drive and to Sunset Drive, the Point of Beginning. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Request for Lease Proposals (RLP) and Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Buildings offered for consideration must have the ability to meet all current Federal/VA, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, OSHA, and seismic protection by the required occupancy date. A market survey of properties offered for lease will be conducted by VA.
