Ft. (ABOA):� 3,436 ABOA SF Maximum Sq. Ft. (ABOA):� 3,780 ABOA SF Space Type:� Office Parking Spaces (Total):� 15 Parking Spaces (Surface):� 10 Parking Spaces (Structured):� N/A Parking Spaces (Reserved):� 5 Full Term:� 20 Years Firm Term:� 10 Years Option Term:� 1 � 5-Year Renewal Option Additional Requirements: Space being offered must be located on the ground floor or higher. Offered space must be contiguous on one floor. Access to roof may be required to install a radio communication antenna along with access to elevator equipment area or similar type of area near roof for radio communication base stations. Offered space must be efficient and not present significant design constraints, such as irregular shape of demised space, large columns, narrow core to building fa�ade, column spacing less than 20 feet on center, etc. Building must have a minimum 50� setback from all public parking Building must have a minimum 100� setback from any public road/s. Must not be in any type of retail center. CBP�s Physical Security Policies and Procedures Handbook [HB 1400-02C] Version 1.1 April 2020 are incorporated as part of the Agency Specific Requirements. In order to obtain a copy of CBP�s Physical Security Policies and Procedures Handbook [HB 1400-02C] Version 1.1 April 2020, the attached Department of Homeland Security Non-Disclosure Agreement must complete, execute, witness, and return to GSA�s assigned Leasing Specialist or Leasing Contracting Officer. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in a flood plain.
