Advertisement ��������������������������������������������������������������������������������������������������������� GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: North Carolina City: Charlotte Delineated Area: North: Billy Graham Pkwy/Woodlawn Rd; East: South Blvd; South: I-485; West: Route 160. Minimum Sq. Ft. (ABOA): 22,909 SF Maximum Sq. Ft. (ABOA): 22,909 SF Space Type: Office & Related Space Parking Spaces (Total): 146 Parking Spaces (Surface): 146 (of the 146 total spaces required, 36 must be secured; the remaining 110 non-secured spaces must be located within a � mile of the front entrance to the offered building) Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: GSA will only consider existing buildings. GSA would prefer to be located on the first floor of the offered space. Space must be located no less than � mile from schools or churches. Offered building must have a loading dock or other loading area that can equip a Sallyport that meets agency requirements. Offered building must be able to accommodate a natural gas backup generator within the space. Offered space shall be capable of having enclosed fencing around 36 parking spaces for Agency GOVs. Space shall be located in a modern quality building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer.� If not a new building, the space offered shall be in a building that has undergone, or will complete by occupancy, modernization, or adaptive reuse for the space with modern conveniences. The occupancy will be required to comply with Facility Security Standard Level 3 and other security requirements determined by GSA. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� ). �For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B.
