- General Services Administration (GSA) seeks to lease the following space: State: Mississippi City: Gulfport Delineated Area: North: Interstate 10 East: Interstate 110 South: Highway 90 / Beach Blvd. West: 33rd Avenue to 28th Street to Canal Road See attached map for delineated area Minimum Sq. Ft. (ABOA): 6,255 SF Maximum Sq. Ft. (ABOA): 6,880 SF Space Type: Office Parking Spaces (Total): 30 Parking Spaces (Surface or Structured): 20 Parking Spaces (Secured/Reserved): 10 Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: If space offered is not on the first floor, a minimum of two passenger [MS1]�or freight elevators must be provided, unless offered building is a single tenant facility; Offered space must be contiguous; Offered building must not be within 1,000 feet of schools, daycares, or hotels; Access required 24 hours a day, 7 days a week, 365 days a year; Secured parking for the GOVs will be required; Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including, but not limited to, Agency Specific Requirements and Facility Security Level II Requirements by the occupancy date per the terms of the lease; Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space; The Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer.� If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences; Note: ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. Action: Choose whether or not a fully serviced lease is required.� Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. Expressions of Interest Due: November 9, 2021 Market Survey (Estimated): November 2021 Occupancy (Estimated): Summer 2023 or earlier Expressions of Interest Instructions/Requirements: Pease provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: Name of owner; Age of Building; Total existing gross square feet, and gross square feet per floor; Site plan depicting the building and parking; Floor plan and gross square footage of proposed space; Identification of on-site parking; Address or described location of building; Location on map demonstrating the building lies within the delineated area; Location on map describing proximity of the building to nearest bus and/or train stop, and major transportation routes; �Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and Any information related to title issues, easements, or restrictions on the use of the building. �A description of any planned land development or construction which will affect the building including neighboring projects and road/ utility line construction.
