U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: CA City: Irvine Delineated Area: From point of beginning at the intersection of Crown Valley Parkway and Highway 1, Highway 1 to Highway 55, Highway 55 to Interstate 5, Interstate 5 to Highway 261, Highway 261 to Portola Parkway, Portola Parkway to Highway 133, Highway 133 to Highway 73, Highway 73 to Pacific Park Drive, Pacific Park Drive to Aliso Viejo Parkway, Aliso Viejo Parkway to Aliso Creek Road, Aliso Creek Road to Alicia Parkway, Alicia Parkway to Crown Valley Parkway, Crown Valley Parkway to the point of beginning at the intersection of Crown Valley Parkway and Highway 1. Minimum Sq. Ft. (ABOA): 49,786 Maximum Sq. Ft. (RSF): 57,254 Space Type: Office On-Site Parking Spaces (Total): 13 On-site Parking Spaces (Surface): 13 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 13 Full Term: 15 Firm Term: 15 Option Term: 1 � 5 Year Renewal Option Additional Facility Requirements: Loading Entrance: Must have dedicated daily access to grade level entry for loading and unloading of trucks multiple times per day. The area between the truck and the grade level entry should be a smooth surface for the operation of an electric motorized forklift carrying pallets into the building. Access from loading entrance to building:� The grade level entry roll up or double door to allow for the continuous movement of the electric motorized forklift carrying pallets must be a minimum of 6�W x 8�H. See document labeled USCIS Special Requirements (see receiving area) Sufficient room for a tractor trailer to maneuver safely to loading entrance. Access to building loading entrance for deliveries of goods. A separate canopy covered entrance for employee vehicles to drive under and load and unload work product. Queuing of up to five (5) vehicles in a single line to access the covered canopy, with the intent to establish an entry and exit drive through that will not interfere with co-existing tenants The Government requires access to 310 public parking spaces commercially available within a � mile walkable distance of the offered space Wide hallways to facilitate easy transfer of files throughout the building. Column Spacing 24�0� feet apart Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 or 500 year flood plain.
