GSA Public Buildings Service Advertisement U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Puerto Rico City: Caguas New Delineated Area (see attached map) Minimum Sq. Ft. (ABOA): 43,479 Maximum Sq. Ft. (ABOA): 45,653 Space Type: Office Surface or Structured Parking Spaces (Total): The Government requires at a minimum, its pro rata share of all the parking spaces available within the offered Premises (this includes any mall) based on the Government's percentage of occupancy (specifically, the rentable amount of Space the Government will occupy), up to 400 parking spaces for the exclusive use of the Government. For example, if the Government occupies 50% of the building and there are 500 total parking spaces onsite, then at a minimum, 250 parking spaces, to a maximum, 400 parking spaces must be afforded to the Government. For those Premises that do not have all 400 parking spaces available onsite, the Government is seeking those Offerors to identify, in its Offer deliverable, any parking locations within the immediate vicinity of the offered Premises that can accommodate the difference between the number of parking spaces being offered to the Government at the Premises and the 400 parking spaces. These other parking locations must be in a safe, well-lit parking area, easily accessible by public transportation, or a shuttle service provided by the Offeror. If the Offeror provides a shuttle service, that service shall be provided during working hours at no more than a fifteen (15) minute interval service between the parking location and the offered Premises. These parking spaces are not to be considered part of the Offeror's rental consideration, each Government employee will be responsible for his or her monthly parking accommodation. Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: Subleases are not acceptable. For effective space utilization, a minimum of 25�-0� o.c. between structural elements (columns, core, curtain wall, etc.) is required. For most efficient office layouts on window walls, mullion spacing of 5�-0� o.c. is preferred. General office space shall have a ceiling height of a minimum 8�-6� AFF; 9�-0� is preferred.� Ceiling Heights in the MDF, IDF or other equipment rooms shall be a minimum of 8�-6� clear and have sufficient space above the ceiling for independent HVAC units, ducting, cable trays, or other necessary devices. Contiguous space is requested. If all space cannot be contiguous, then a block of non-contiguous space must yield at least 10,000 usable square feet. If space is on more than one floor, adjacent floors are required. Non-contiguous space must be provided with a secure pathway (route) for connectivity between IRS spaces. Wiring must be secured in metal conduit or risers with bushings. If space is on more than one floor, adjacent floors are preferred. Telecommunications Rooms and Closets (MDF and IDF) should be stacked for efficient and secure vertical distribution of cabling. The Government will utilize both fiber optic and copper backbone cables with twisted pair station segments for their telecommunications. As such, the offered Premises must allow for fiber optic services. To demonstrate potential for efficient layout, the Offeror will be required to provide a test fit layout at the Offeror's expense. Offerors will need an architect to prepare a test fit layout that demonstrates that the government's requirement can be accommodated within the space offered. Public Transportation should preferably be within approximately 0.5 miles or 10 minutes walking distance. Offered space must meet Government requirements for fire safety, accessibility, seismic, floodplain and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� All operation services, janitorial supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The building site/lot plans, interior building layout drawings/pictures (with dimensions shown preferably) reflecting the space that is being offered. Identification of public transit routes/stops near the property offered. Rentable square feet available, and expected rental rate per rentable square foot, fully serviced. ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability. Building ownership information. Energy efficiency and renewable energy features existing within the building. List of building services provided.
