Description
The U.S. Government through the Seattle District, Corps of Engineers is seeking a fully-serviced lease to include base rent, CAM, utilities, and janitorial for a term not to exceed�FIVE�years with Government termination rights for approximately 4,500 Gross Square Feet and a minimum of 3,500 Net Square Feet of space within the required location expressed as the Delineated Area boundaries set forth below. The Government�s desire is for a full service lease to include base rent, CAM, utilities and janitorial for approximately 3,500�rentable square feet of Retail space for an Armed Forces Career Center for a term not to exceed five (5) years with Government termination rights and located within a defined delineated area in Spanaway, Washington. �Nonexclusive on-site parking for government vehicles must be provided for on a 24 hours 7 days a week basis. Offered space must meet Government requirements per the terms of the Government Lease. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity granting the exclusive right to represent the building owner with their response to this advertisement. Minimum requirements include: 24-hour unrestricted access to Leased space; Availability of all communications infrastructure for to include DSL, T1 or a satellite dish; Direct access to secondary exterior exit door from Lease space; common area exterior exit door if shared with other military services; or exterior exit door can, and will be installed prior to occupying the facility; and 24-hour lighted parking for 8 Government vehicles and adequate parking for privately owned vehicles onsite or within a 4 block radius of the premises. Delineated area:� Spanaway, WA The Government requests Space in an area bounded as follows: North:� � � 152nd St�E South:� � � 224th St E East:� � � �Canyon Road E West:� � � Spanaway Loop Road�S. Buildings that have frontage on the boundary streets are deemed to be within the Delineated Area. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity granting the exclusive right to represent the building owner with their response to this advertisement.
