Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following office space in Centennial, CO: State: Colorado City: Centennial Delineated Area: North: I-225 East: South Parker Road South: East Arapahoe Road West: I-25 Minimum Sq. Ft. (ABOA): 38,000 Maximum Sq. Ft. (ABOA): 39,000 Space Type: Office Parking Spaces (Total): 6 Parking Spaces (Surface): 0 Parking Spaces (Structured): 6 Parking Spaces (Reserved): 0 Full Term: 20 years Firm Term: 18 years Additional Requirements: 1.� Space must be contiguous and if located on two floors or more, the space must be directly above/below each other.� If 2nd floor or higher space is offered, it shall have a minimum of 2 public use elevators one of which can also act as a freight elevator.� 2.� There shall be two entrances to the Government occupied space on the first floor. One entrance for employees and one entrance for visitors. 3.� The government will have armed guards at the public entry points along with magnetometers and X-ray machines. 4.� The space cannot be located in the same floor as Immigration and Customs Enforcement or any Immigration Attorneys. 5.� A subway, light rail, or bus rapid transit stop shall be located within the immediate vicinity of the building, but generally not exceeding a safely accessible, walkable 2,640 feet from the principal functional entrance of the building, as determined by the LCO. 6.� The project Tenant Improvements meet Leadership in Energy and Environmental Design for Interior Design and Construction (LEED�-ID+C) requirements to meet the certification. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).). �For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. The U.S. Government currently occupies office and related space in a building under a lease in Centennial, CO, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); 4.� Date of space availability; 5.� Building ownership information; 6.� Amount of parking available on-site and its cost.
