(ABOA): 4,983 Space Type: Office and Warehouse Parking Spaces (Total): 5 Parking Spaces (Surface): 5 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 8 years Option Term: 1, 5-year term Additional Requirements: The 4,746 ABOA SF is broken down into 3,791 ABOA SF of Office and 955 ABOA SF of Warehouse In addition to the 4,746 ABOA SF, an additional 960 SF of Fenced Wareyard Space is required Tenant Improvement Allowance for Existing Leased Space will be $13.695744 per ABOA SF. Tenant Improvement Allowance for Other Locations will be $58.956001 per ABOA SF. Office and Warehouse space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime.
