- � GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: SC City: Charleston Delineated Area: See Narrative and Map below Minimum Sq. Ft. (ABOA): 3,905 Maximum Sq. Ft. (ABOA): 4,295 Space Type: Office, Lab & Warehouse Parking Spaces (Surface): 11 secure (fenced/gated) parking spaces (Additional details below) Full Term: 20 years Firm Term: 10 years Additional Requirements: Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space. ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer.� If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. ��������� ��All office and related space must be located on 1st floor and be in one contiguous block. ��The warehouse must be accessible for vehicle entry at ground level. ��Light industrial area of the space (approximately 2,500 RSF) must have a minimum of 14 ft. clear working height, sealed reinforced concrete floor, have a floor load of 1,000 lbs. per sf. and be equipped with ventilation fans. Property requires a secure wareyard area (approximately 4,100 SF) that is capable of housing 11 GOV�s and other equipment (boats/trailers). Wareyard shall be paved asphalt/concrete and at the same location of the governments warehouse space. The wareyard area shall be fenced and secured by a 6 ft. high industrial graded welded wire mesh fence. The secured parking shall be accessible through a 14-foot-wide gate. Property must accommodate good, safe, vehicular access and circulation throughout for vehicles pulling trailers that can reach 45� in total length with central pivot points like light truck/boat trailer combinations. Extreme vehicle turns for vehicles to enter the warehouse must be avoided, as boats up to 26� long, on trailers, will frequently be parked inside. Outdoor lighting must be sufficient for safety, and to ensure preventive lighting for GOV vehicles parked overnight in the parking lot. A fully serviced lease is required.� Normal Hours of Operation: 8:00 AM � 6:00 PM M-F; offered space must be accessible 24/7. Janitorial services will be provided during daytime normal business hours. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� Other typical and special requirements as called for in the Request for�� Lease Proposal (RLP) package. Proposed or existing buildings must have access, prior to lease award, to public utilities (gas, water, sewer, fiber optics, electric, etc.) to service the property GSA will occupy.� Not all minimum requirements are reflected in this advertisement. Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including, but not limited to, the Agency Specific Requirements and Facility Security Level II requirements by the occupancy date per the terms of the Lease. Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and description pertaining to the building you propose for consideration. All submissions should include the following information: Name of Owner; Property authorization letter from the owner; Address or locational description of the building; Age of building; Total existing gross square feet; and gross square feet per floor; Site plan depicting the building and parking; Floor plan and gross square footage of the proposed space; Identification of on-site parking; A map demonstrating the building is within the delineated area; A map depicting the evidence of amenities within close proximity of the property; Building owners must provide evidence of ownership.� Non-owners (e.g. prospective developers/lessors) submitting a building must provide evidence of permission or authority granted by property owner to submit the building to GSA for development; Any information related to title issues, easements and restrictions on the use of the building; A description of any planned land development or construction which will affect the building including neighboring projects and road/ utility line construction. If submitting a land site, offerors are required to provide the following information in addition to what has been requested: Accurate street address and/or cross streets; Ariel overview of the site with clearly marked property boundaries; Site pictures and those of surrounding area; Renderings of what is to be constructed; Zoning designation; Total acreage. Existing utilities or proposed utilities that access the property. (Note: Failure to submit the requested information may result in the property not be considered) Delineated Area: To receive consideration, submitted properties must be located within the delineated area.� Properties fronting any of the following roads are considered to be within the delineated area.
