- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: TX City: Irving Delineated Area: North: Sam Rayburn to I-35E East: I-35E to Loop 12 South: I-30 West: 97 to 121 Sq. Ft. (ABOA): 58,885 Space Type: Office Parking Spaces (Total[WLC1]�[DD2]�[ADL3]�[ADL4]�): 5 reserved spaces are required for government owned vehicles on site, with an additional 244 employee parking spaces and 113 customer parking spaces commercially available onsite or within a safe � mile walking distance from the offered building. Parking Spaces (Reserved/Surface): 5 Parking Spaces (Surface/Structured): N/A Full Term: 17 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: Space must be contiguous. Offered space must be contiguous on one floor or vertically contiguous on two floors and shall provide configuration of space that will allow for an efficient layout of space for public access[ADL4]�[ADL4]�, offices, workstations and special use spaces (file rooms, assembly areas, copy rooms, storage rooms, etc.). Space shall be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. A loading area with double doors or an overhead door must be available in the building in which the space is offered for the handling of pallet sized loads. The loading area is not required to be above-grade.� The public entrance to the building must be located more than 300 walkable feet to schools (K-12). Space shall be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Buildings located within any type of Manufacturing, Industrial, Warehouse, Retail or similar zones will not be accepted.[WLC5]� Proposed Govt. tenant will have a high volume of visitors (up to approximately 250 per day) Building must allow for separate visitor and employee entrances[WLC6]�. Space will not be considered where there any living quarters are located in the building. Action: Choose whether or not a fully serviced lease is required.� Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain[DD7]�. The US. Government currently occupies office and related space in a building under a lease in Dallas County/Irving, Texas., That will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements. As well as costs likely to be incurred through relocation, such as physical move costs, replication of tenant improvements, and telecommunications infrastructure and non-productive agency downtime.
