(ABOA):�103,881 ABOA (9,744 ABOA office + 94,1 37 ABOA warehouse) Maximum Sq. Ft. (ABOA):�109,075 ABOA (10,231 ABOA office + 98,844 ABOA warehouse) Space Type:�Office +Warehouse + wareyard Parking Spaces (Total):�See attached wareyard and site requirements Parking Spaces (Surface):�See attached wareyard and site requirements Parking Spaces (Structured):�N/A Parking Spaces (Reserved):�See attached wareyard and site requirements Full Term:�Up to 20 years Firm Term:�10 years firm Option Term:�N/A Minimum Requirements:� See attached wareyard and site requirements. 2 points of access/egress to the site for access by commercial vehicles Ceiling Clear Height: 24 feet (warehouse) / 10 feet (office) Loading Docks: 10 docks ( 7 open bay / 3 docks with drop deck ) Staging: 40 feet from doors and turn radius. Roof Access: ability to mount 15-18 antennae to the roof Primary access / egress route from the facility must be capable of supporting multiple larger vehicles dispatching quickly. The location must have multiple routes to and from the site. The site must be primarily served by four lane egress routes to allow for quick dispatch of vehicles. Additional Requirements: Interested parties must provide the name of the building, address, location of available space, rentable square feet offered, and contact information of authorized representative. All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date In cases where an agent is representing multiple ownership entities, broker must provide written acknowledgement/permission to represent multiple interested parties for the same submission. Reference project number: 8MD2371 Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.
