NORTH: From the intersection of East Lake Road and Keystone Road, East on Keystone Road to Tarpon Springs Road to Gunn Highway.� South on Gunn Highway to Van Dyke Road.� East on Van Dyke Road to Simmons Road.� South on Simmons Road to Crenshaw Lake Road.� East on Crenshaw Lake Road to Route 41 (North Florida Ave). EAST: South on Route 41 (North Florida Ave) to West Hillsborough Ave (Route 92). SOUTH:� West on Hillsborough Ave (Route 92) to Tampa Road to the intersection of East Lake Road. Minimum Sq. Ft. (ABOA): 21,739 Maximum Sq. Ft. (RSF): 26,086 Space Type: Office Parking Spaces (Total): 106 (Structured or on a secured surface lot that can be fenced)� Parking Spaces (Reserved): 106 (Structured or on a secured surface lot that can be fenced)� Full Term: 15 years Firm Term: 10 Years Option Term: N/A Additional Requirements: Offered building must have 106 secured parking spaces in a structured garage, or in a surface parking lot that can be secured and fenced.� Spaces must be reserved for the exclusive use of the Government. The site shall have a minimum of 20-foot setback from building to the nearest street. 2nd floor or above is preferred, though 1st floor space will be considered on a site by site basis based on security assessments and potential methods of remediation.� �� The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year. If the proposed location is a multi-tenant building, the other tenants shall not be retail (except for ground-level retail tenants with separate public entrances) and shall not cater to heavy public use or heavy foot/vehicle traffic.� Risk/vulnerability assessment of the property will be on a case by case basis. The Government shall have the right to relocate exterior penetrations for security concerns. The Government shall have the right to mount rooftop antennas. Agency cannot be collocated with Federal, State, local Government Agencies, or private firms whose primary clientele are involved or have ties to criminal elements.� Agency cannot be collocated with other agencies or entities providing probation and/or parole services, halfway houses, drug abuse counseling/ rehabilitation programs, similar social service and welfare type programs, as well as private law firms representing drug offenders. Building entrances/exits are not to be located within 1000 feet, line of sight, or the vicinity of a designated drug-free zone, school, church, day care center, or parks.� Residential adjacencies to potential sites will be carefully reviewed with agency security guidelines and at the government's discretion, may be eliminated from consideration. Offered buildings must be able to meet all Government requirements contained in the RLP/Lease to be issued, including but not limited to requirements for fire-safety, amenities, sustainability, and handicapped access in accordance with ABAAS guidelines.� Space shall be located within a prime commercial office/flex district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use.� Offered space shall not be in the 100-year flood plain.� Not all minimum requirements are stated in this advertisement.
