- GSA Public Buildings Service REVISED � U.S. GOVERNMENT INTENDS TO SOLICIT AND NEGOTIATE WITH ONLY ONE SOURCE FOR LEASE SPACE IN DENVER METROPOLITAN AREA, COLORADO This proposed action is for a lease that the U.S. Government intends to solicit and negotiate with only one source.� The Government currently occupies warehouse and related space in a federally-owned building in Denver, Colorado, that no longer meets the Government�s requirements, so it is considering moving into leased space. This action is authorized under 41 U.S.C. 3304 (a)(1), as implemented by FAR 6.302-1 �Only One Responsible Source and No Other Supplies or Services Will Satisfy Agency Requirements.� This proposed action is not a request for competitive proposals. All responsible sources that are interested in this Government need for leased space may respond to this proposed action as set forth below for consideration by the Government. �A determination by the Government not to compete this proposed action based upon responses to this proposed action is solely within the discretion of the Government.� Information received will be considered solely for the purpose of determining whether to conduct a competitive procurement.� The Government will not consider responses to this proposed action it receives after the deadline established below for the receipt of such responses.� The Government seeks to lease space meeting the following requirements:��� State: Colorado City: Denver Metropolitan Area Delineated Area: North � 56th Avenue South � Colfax Ave East � Powhatan Rd West � Colorado Blvd Minimum Sq. Ft. (ABOA): 18,976 Maximum Sq. Ft. (ABOA): 18,976 Space Type: 16,840 SF of Warehouse, 966 SF of Office Parking Spaces (Total): 19 Parking Spaces (Surface): Additional parking for employees and visitors in accordance with local codes. Parking Spaces (Structured / Secured): 19 Parking Spaces (Reserved): 19 Full Term: 15 years Firm Term: 10 years Option Term: 5 years Additional Requirements: The property may not be within 1,000 feet of churches, childcare facilities, shopping centers, residential areas, schools, floodplain areas, power plants, electrical transformer farms, night clubs, bars or in close proximity to airport radar dishes and flight paths Access to the warehouse space must be large enough to accommodate large, long, tall, and heavy vehicles (up to 45� long). The warehouse space must have two (2) 14 foot high by 12 foot wide electronically operated overhead coiling garage bay doors. The garage door must be grade level or have an adequate ramp to drive vehicles in and out of the warehouse space. The agency shall not consider any space or facility where other tenants are below or above them The minimum ceiling height in the workshop area of the warehouse space must be 15 feet or greater. The building must have 19 secured, on-site reserved parking spaces for Government vehicles. Access must be provided 24/7 for the sole use by the Government tenant. Fencing of the 19 parking spaces is required and shall be accomplished with galvanized chain link fencing 8 feet high, with a 2-foot outrigger at the top at an angle of 45 degrees pointing outwards. A minimum of 25� column spacing is required. Floor drains in the warehouse space will be required within 5 feet of the inside overhead garage doors. Slab on grade sealed concrete capable of supporting tractor trailer trucks is required in the warehouse space with a 6� slab thickness. The Government must be allowed and able to place an antenna on the roof of the building.� The building shall be within 10 minutes of sufficient police, fire, and medical response facilities. The building may not be within 50 feet of an active railroad track. All building services including janitorial and snow removal to be provided by lessor. All utilities to be provided by lessor. Building, space, and parking must comply with ISC and Publication 64 security standards. Building, space, and parking must comply with ABAAS. Building, space, and parking must comply with fire and life safety and seismic requirements. Authority to represent owner of property (if applicable). Proof of ownership. Evidence of authority to represent ownership (if applicable).
