- General Services Administration (GSA) seeks to lease the following space: City/State: Northern Virginia Delineated Area: Northern Virginia Minimum Sq. Ft. (ABOA): 148,302 Maximum Sq. Ft. (RSF): 175,000 Space Type: Office and related space Parking Spaces (Total): The number of on-site parking spaces shall at least meet local code, excluding 240 reserved spaces for Official Government Vehicles. Parking Spaces (Reserved): 240 reserved spaces for Official Government Vehicles to be included in the rental consideration. Full Term: 20 Firm Term: 20 Option Term: N/A Additional Requirements: The offered space must be contiguous and accommodated in no more than one (1) building. The offered building must have the ability to accommodate ISC Level IV Security Requirements. The Government will require the right to fully control and secure the parking garage. The offered building must maintain a minimum of 20-foot setbacks. The offered building must provide outdoor space for a generator to support tenant related program/mission requirements. During the Government�s tenancy, the following groups or organizations cannot be tenants in the Building: Federal, State, and local agencies whose primary clientele are involved in or have ties to criminal elements. Private firms whose primary clientele are involved in or have ties to criminal elements. Agencies providing probation and/or parole services Agencies providing drug abuse counseling/rehabilitation programs Agencies providing social service Halway houses Residential units The offered building entrances and exits cannot be located within 1,000 walkable linear feet of the following locations: Schools Drug-free zones Offered space must meet all Government requirements contained in Prospectus PVA-02-WA21 and the to-be-issued RLP/Lease, including but not limited to requirements for fire safety, accessibility, seismic, sustainability standards, and handicapped access in accordance with ABAAS guidelines. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Subleases will not be considered. Not all minimum requirements are reflected in this advertisement. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized offices and employees of the GSA or their authorized representative, CBRE, Inc. Expressions of interest should include the following information at a minimum: Building name, address, and age; Location of space in the building and date of availability; Rentable square feet (RSF) offered and rate per RSF; ANSI/BOMA office area/usable square feet (USF) and rental rate per USF, full service inclusive of a Tenant Improvement Allowance of $182.60/USF and a Building Specific Amortized Capital (BSAC) Allowance of $25.00/USF, meeting GSA�s standard building shell requirements; Name, address, telephone number, and email address of authorized contact; Scaled floor plans (as-built) identifying offered space; Information on project and building ownership; Provide a parking narrative demonstrating the available on-site parking located at the offered building. Additionally, provide a map of available public parking located within 2,640 walkable linear feet from the entrance of the offered building.
