U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: New Jersey City: See Delineated Area Delineated Area: North: Route 287 to Route 202 East: Route 23 to Pompton Ave to Prospect Ave to Mount Pleasant Ave to Gregory Ave to Wyoming Ave to Millburn Ave South: Millburn Ave to Morris Ave to Springfield Ave to Kent Place Blvd to Mount Vernon Ave to River Road to Southern Boulevard West: Southern Blvd to Shunpike Road to Loantaka Way to Woodland Ave to South Street to W Park Place to N Park Place to Route 202 to Route 287 Minimum Sq. Ft. (ABOA): Office: 4,412 Warehouse: 6,000 Total: 10,412 Maximum Sq. Ft. (ABOA): Office: 4,544 Warehouse: 6,000 Total: 10,544 Space Type: Office and Warehouse Parking Spaces (Total): 11 Reserved Parking Spaces, of which 9 are on-site reserved spaces for Government Owned Vehicles, 2 of which must be commercially available within 2 city blocks of the proposed building to be used by employees and visitors Parking Spaces (Surface): 11 Reserved Parking Spaces, of which 9 are on-site reserved spaces for Government Owned Vehicles, 2 of which must be commercially�available within 2 city blocks of the proposed building to be used by employees and visitors Parking Spaces (Structured): N/A Parking Spaces (Reserved): 11 Reserved Parking Spaces, of which 9 are on-site reserved spaces for Government Owned Vehicles, 2 of which must be commercially available within 2 city blocks of the proposed building to be used by employees and visitors Full Term: 29 Months Firm Term: 29 Months Option Term: N/A Additional Requirements: Office Space and Warehouse to be located in the same facility/area Warehouse requires a minimum ceiling requirement of 24 feet. Warehouse requires a ramped entrance if elevated or can be situated at ground level Agency requires roof access for multiple antenna installations. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Morristown, NJ. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
