Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: New Jersey Delineated Area: Northern New Jersey Minimum Sq. Ft. (ABOA): Office: 9,400 Hangar: 6,940 Warehouse: 5,850 Total: 22,190 Maximum Sq. Ft. (ABOA): Office: 9,682 Hangar: 7,148 Warehouse: 6,026 Total: 22,856 Space Type: ON-AIRPORT (Office, Hangar, Warehouse) Parking Spaces (Total): 12 On-Site Reserved Parking Spaces for Government Owned Vehicles Parking Spaces (Surface): 12 On-Site Reserved Parking Spaces for Government Owned Vehicles Parking Spaces (Structured): N/A Parking Spaces (Reserved): 12 On-Site Reserved Parking Spaces for Government Owned Vehicles Full Term: 29 Months Firm Term: 29 Months Option Term: N/A Additional Requirements: Office, Hangar and Warehouse space must be located in the same facility/area Hangar/Warehouse requires a minimum ceiling requirement of 24 feet. Agency requires roof access for multiple antenna installations. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies approximately 15,435 ABOA SF of office and hangar space in a building under a lease in Morristown, NJ. The Government has identified a need for 6,755 of office and hangar expansion space and is considering alternative space for the total requirement of 22,190 ABOA SF if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
