Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: FL City: Orlando Delineated Area: N: Lake Ivanhoe E: Highland Ave, West to E. Colonial Dr, South to N Magnolia Ave, East to E. Livingston St, South to S. Rosalind Ave, East to E Central Blvd, South to Lake Ave, West to E South St, extending to Hwy 408. S: Hwy 408 W: I-4 to Hwy 408 Minimum Sq. Ft. (ABOA): 3,500 Maximum Sq. Ft. (ABOA): 5,800 Space Type: Office Parking Spaces (Total): 7 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 7 Full Term: 2 years Firm Term: 1 year Option Term: N/A Additional Requirements: Offered space can be disbursed as follows: 1,950 USF and 1,350 USF. Can be located on one contiguous floor and located on the second floor or higher is preferred. Space shall be located: 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere, OR 2) On an attractively landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Location should not be adjacent to overpasses, bridges, elevated ramps or railroad tracks.� The parking-to-square-foot ratio available on site shall at least meet current local code requirements. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Orlando FL, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
