Description
U.S. GOVERNMENT Department of Veterans Affairs (VA) seeks to least the following space: MINIMUM REQUIREMENTS State: Utah City: Ogden Delineated Area: West Boundary: Highway 126 North Boundary: W Pleasant View Drive East Boundary: Harrison Blvd South Boundary: Interstate 84 Rentable Sq. Ft. (RSF): 4,050 NUSF Sq. Ft. (ABOA): 3,000 Space Type: Clinical Space Parking Spaces Total: 15 Full Term: 20 years Firm Term: 5 years Additional Requirements: Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A full serviced lease is required. Offered space shall not be in the 100-year flood plain. Parking Requirement. Request 15 onsite parking spaces; including 2 designated ADA compliant spaces. There is a requirement for an easy entrance and exit to the parking area to accommodate special needs transportation. Access to Public Transportation. Access to public transportation shall be located within the immediate vicinity of the building, but generally not to exceed a walkable one mile as determined by the Contracting Officer. Alternatively, two or more public or campus bus lines usable by Veterans shall be located within the immediate vicinity of the building, but generally not to exceed a walkable ¼ mile. Special Requirements: RCS requires that all leased space shall be located on the first floor. Proximity to gun stores, pawn shops, adult entertainment clubs, liquor stores, medical (or otherwise) marijuana distributors or methadone clinics are precluded within a walkable ¼ mile of the Vet Center. The U.S. Government currently occupies office and related space in a building under lease in Ogden, Utah that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
