- **This is a Notice of Inent to Award a Sole Source Contract to: Andrews Key VI LLC dba Integra Realty Resources Carribean** The intent is to award a sole source contract under the authority of FAR 13.106-1(b) and�FAR 6.302-1(a)(b)(1)(i).� The General Services Administration (GSA) Public Buildings Service Northeast Region 2 intends to negotiate a sole source, firm-fixed price purchase order with�Andrews Key VI LLC dba Integra Realty Resources Carribean.� The requirement is to obtain contractor support to provide Appraisal Services to estimate the Fair Annual Rent (FAR) for three (3) locations: 1) Hato Rey Garage, Puerto Rico� 2) Ron De Lugo Federal Building and U.S. Courthouse, St. Thomas,� 3) Almeric L. Christian Federal Building and Courthouse, St. Croix,� The contractor shall, for each subject building: (A) appraise Office space, Warehouse space, or both, for the Fair Annual Rent (FAR) Rate as outlined in guidelines and instructions. One complete appraisal (workbook and narrative report) is required for each subject building within the unit. The �FAR Appraisal Form Report� must be filled out as appropriate, and conclude with a rent rate expressed as the FAR Rate per BOMA, Rentable Square Foot, and (B) appraise either, Indoor parking, Outdoor parking, or both, for the Fair Annual Rent Rate for Parking using the same workbook, and based on the guidelines and instructions that follows, to ultimately provide a parking rent rate, per space, per year for Indoor (Structured), and Outdoor (Surface) parking facilities. The FY2025 FAR Appraisal Form Report is composed of an MS Excel workbook and a MS Work file, which must be utilized and completed appropriately. Any other portion of the appraisal report, such as attachments, photo pages, map pages, and the like, must incorporated in the body of the appraisal report. The appraiser is expected to submit two (2) final signed and complete unbounded hardcopies of the report and a pdf version via email. The Notice of Intent is not a request for proposals or quotes, however all�responsible capable sources may submit statements of capabilities, which, if received within five (5) calendar days of publication of this notice, shall be considered by GSA. A determination by the Government not to open the requirement to competition based on the responses to this notice is solely within the discretion of the Government. THIS IS NOT A REQUEST FOR PROPOSAL AND IS NOT TO BE CONSIDERED AS A COMMITMENT BY THE�GOVERNMENT.
