Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: NC City: Charlotte Delineated Area: EAST: PENSACOLA/ESCAMBIA BAY WEST: STATE ROUTE 90/PINE FOREST ROAD (ROUTE 297) NORTH: STATE ROUTE 90 SOUTH: STATE ROUTE 90 Minimum Sq. Ft. (ABOA): 6,933 Maximum Sq. Ft. (ABOA): 7,972 Space Type: Office Parking Spaces (Total): 3 Parking Spaces (Surface): 3 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 20 years Firm Term: 15 years Option Term: 0 Additional Requirements: Offered space must be located on one contiguous floor.� Parking: The parking-to-square-foot ratio available on site shall at least meet current local code requirements and if there is no controlling local code, the parking ratio will be 1 parking space per 200 square feet of leased space.� Adequate eating and banking facilities shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 2 miles, as determined by the LCO. Action: Choose whether or not a fully serviced lease is required.� Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Charlotte, NC that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Date of space availability. Building ownership information. Amount of parking available on-site and its cost, if any. Energy efficiency and renewable energy features existing within the building. List of building services provided. Authorization from the property owner to submit the building / space for consideration.
