State:�Texas City:�Dallas Delineated Area:�Within the Central Business District as further defined by the following: North � Woodall Rogers Fwy/ Spur 366 East � I-345 South � I-30 West � I-35E Approximate Usable SF (USF/ABOA) :�12,000 Approximate Rentable SF (RSF) :�16,000 Space Type:�Office Parking Spaces (Total):�Pro-rata share based on code requirements Full Term:�10 years Firm Term:�7 years Additional Requirements: Offered space shall not be on the 1st floor or grade level of the offered building Offered space shall be contiguous on one floor� The offered location must have an on-site conference facility. Please provide room size(s), sample layouts, and amenities. The offered location must be within 1,320 walkable linear feet of a DART Light Rail or bus stop, measured from the main entrance of the offered building. OCC reserves the right to reject buildings where a bank is the owner of record, or there is a major bank presence in the building. OCC is seeking expressions of interest from sources of office and related space of approximately 16,000 rentable square feet (RSF), yielding approximately 12,000 ANSI/BOMA office area square feet (ABOA). Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain.� EXPRESSIONS OF INTEREST MUST BE RECEIVED IN WRITING NO LATER THAN MARCH 11, 2022 AT 5:00 PM (ET) AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name & address; 2) Contact information and E-mail address of Lessor�s Representative;� 3) RSF & ABOASF available (identifying the specific floor and square footage (with Common Area Factor); 4) AutoCAD file clearly identifying the offered space; ���� 5) Asking rental rate range per RSF.� 6) Tenant improvement allowance and other concessions per RSF. 7)��Date available space will be ready for commencement of tenant improvements; 8) Marketing materials sufficient to provide OCC with a clear picture of the offered space and building such as: virtual tour videos, representative photos (typical finished space, restrooms, amenity spaces etc.), building amenity descriptions, inclusive of the requested conference amenity room size(s), sample layouts, and adjacent conference support spaces. AUTHORIZED CONTACTS:���� OCC is using a tenant broker to represent the Government in this transaction.� In no event shall the Offeror enter into negotiations or discussions concerning this space requirement with any Federal Agency other than the officers and employees of OCC or their authorized representative, Savills Inc.� Owners, brokers or agents may offer space for consideration.� Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
