Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Arizona City: Phoenix Delineated Area: Northwest corner, bound by 16th avenue and Thomas:� AOC east of 16th avenue and south of Thomas. Northeast corner, bound by 16th street and Thomas:� AOC west of 16th street and south of Thomas. Southwest corner, bound by 16th avenue and Buckeye road:� AOC east of 16th avenue and north of Buckeye rd. Southeast corner, bound by 16th street and Buckeye road:� AOC west of 16th street and north of Buckeye rd. North boundary, east of 16th avenue until 16th street and south of Thomas. South boundary, east of 16th avenue until 16th street and north of Buckeye rd. Minimum Sq. Ft. (ABOA): 23,844 Maximum Sq. Ft. (ABOA): 23,090 Space Type: Office Parking Spaces (Reserved): 3 Full Term: 15 Firm Term: 10 Option Term: n/a Additional Requirements: Space shall be located not more than the equivalent of two city blocks from a primary or secondary street Efficient use of space: configuration (space should be no more than twice as long as it is wide), size, number, and placement of columns (columns must be at least 20� from any interior wall and from each other, and be more than 2� square). First floor or upper floor contiguous space (on one floor) with a minimum of two accessible elevators.� One accessible elevator may serve as a freight elevator. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.
