Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Pennsylvania City: Erie Delineated Area: City Limits Start at South Shore Drive turn down Pittsburgh Avenue. Continue on Pittsburgh Avenue and then turn east on to West 38th Street to get on 76. Head east on West Grandview Boulevard and then turn south on Hillcrest Avenue. From there turn east on West Gore Road and then south on Cherry Street. Turn east on Glenridge Road and then follow Mill Creek until it intersects with Glenwood Park Avenue from then connect to East Grandview Boulevard until you turn north on Roxanna Drive. From there turn east on East 38th Street. Turn north until you hit Groveland Avenue and then west on Euclid Boulevard. Turn north on Bird Drive until you hit the train tracks and follow those west until you reach Franklin Avenue. Continue North on Franklin Avenue and then continue north on Chautauqua Boulevard. Continue until you reach the harbor and travel west until you arrive back at Pittsburgh Avenue. Minimum Sq. Ft. (ABOA): 2,929 Maximum Sq. Ft. (ABOA): 3,079 Space Type: Office Parking Spaces (Total): 9 Parking Spaces (Surface): 0 Parking Spaces (Structured): 9 Parking Spaces (Reserved): 0 Full Term: 15 Firm Term: 10 Option Term: 5-year renewal period Additional Requirements: The space cannot be on or below the first floor nor can it be on the top floor if there is roof access within ATF space. The space cannot be in a building that houses immigration, probation, and/or public defenders and does not have a separate entrance, elevator and parking facility for ATF personnel and visitor. The space cannot be in a building that has immigration, probation and/or public defenders on the same floor. The space cannot be inside a shopping mall or shopping center. The space cannot be in a building houses daycare facilities and/or abortion clinics. The offered building should be less than 1,000 ft from residential areas, places of worship, prisons and/or day care facilities. The offered building should be less than 500 ft from schools. The building should not have uncontrolled public parking under or inside of structure. Secured parking spaces should be available for government vehicles (ex: garage with a secured fenced/ divided area or on grade lot with a secure fence, access to parking 24/7). It is desirable that only the tenant will have access to parking area. If parking cannot be provided onsite parking should be located within a 2-block radius of the office. Access to parking lots and lots themselves must be well lit at all times to ensure safety. Parking spaces cannot be in a shared lot with buildings that house agencies or tenants listed above. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. The Government will use the TI Allowance as stated above in evaluating the TI rent component of offers; however, this does not preclude the Government from consideration of move-related replication costs in the evaluation, as outlined under Paragraph 4.09 of the RLP �Present Value Price Evaluation (OCT 2016)�. The disclosure of this potential overage is not intended to be construed as an estimate of move-related replication costs. Also, it is not intended to serve as either an accurate estimate or an agreement by the Government as the final pricing of the TI work, nor is it a commitment by the Government as to the level of TI work that eventually will be required. This disclosure is only intended to assist Offerors in understanding their potential obligation with respect to financing the full amount of the Tenant Improvements.
