- General Services Administration (GSA) seeks to lease the following space: State: Pennsylvania City: Lansdale Delineated Area: City Limits Start at the corner of Whites Road and South Broad Street and continue south along South Broad Street until you reach State Street. Continue east until you reach the train tracks and then follow the train tracks south until they intersect with Wissahickon Creek. Follow Wissahickon north until you reach East Main Street. Go east along East Main Street and then turn north along North Wales Road. Continue along North Wales Road until you reach Knapp Road and then turn west. Follow the line of Knapp Road until it intersects with North Line Street and go north until Oak Drive. Turn west on Oak Drive and follow the line of Oak Drive until you reach Walnut Street. Continue north on Walnut Street and then turn west to reach Schwab Road. Continue on Schwab Road until you reach the creek and then turn south and continue along the creek until you get to Squirrel Lane. Continue south on Squirrel Lane as it turns into Oak Boulevard and then Central Drive. Continue on Central Drive until you reach Allentown Road and turn east. Continue on Allentown Road until you hit South Valley Forge Road and travel north until you hit Whites Road and travel east until you hit south Broad Street. Minimum Sq. Ft. (ABOA): 2,863 Maximum Sq. Ft. (ABOA): 3,011 Space Type: Office Parking Spaces (Total): 9 Parking Spaces (Surface): 9 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 15 Firm Term: 10 Option Term: 5 year renewal period Additional Requirements: The space cannot be on or below the first floor nor can it be on the top floor if there is roof access within ATF space. The space cannot be in a building that houses immigration, probation, and/or public defenders and does not have a separate entrance, elevator and parking facility for ATF personnel and visitor. The space cannot be in a building that has immigration, probation and/or public defenders on the same floor. The space cannot be inside a shopping mall or shopping center. The space cannot be in a building houses daycare facilities, abortion clinics, and/or drug rehab clinics. The offered building should be less than 200 ft from residential areas, places of worship, schools, prisons, abortion clinics, and/or day care facilities. The building should not have uncontrolled public parking under or inside of structure. The building should have public parking underneath or within the building and/or there should be public parking directly in front, behind or next to the building. If parking cannot be provided onsite parking should be located within a 2-block radius of the office. Access to parking lots and lots themselves must be well lit at all times to ensure safety. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. The Government will use the TI Allowance as stated above in evaluating the TI rent component of offers; however, this does not preclude the Government from consideration of move-related replication costs in the evaluation, as outlined under Paragraph 4.09 of the RLP �Present Value Price Evaluation (OCT 2016)�. The disclosure of this potential overage is not intended to be construed as an estimate of move-related replication costs. Also, it is not intended to serve as either an accurate estimate or an agreement by the Government as the final pricing of the TI work, nor is it a commitment by the Government as to the level of TI work that eventually will be required. This disclosure is only intended to assist Offerors in understanding their potential obligation with respect to financing the full amount of the Tenant Improvements.
