U.S. GOVERNMENT US Government Seeks Office Lease in Brooklyn, NY- 9NY2873 State: New York City: Brooklyn Delineated Area: North: Tillary Street to Clark Street West: Hicks Street South: Bergen Street to Congress Street East: Bridge Street to Hoyt Street Minimum/Maximum Sq. Ft. (ABOA): 25,892 ABOA SF Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Reserved and Secured): 0 Full Term: 10 Years Firm Term: 5 Years Cancellation Rights: 90 days Additional Requirements: Space must be contiguous; stacked space is preferred. Space offered above the ground level must be serviced by at least two accessible elevators, one of which may be a freight elevator. Secure restrooms accessible only to government employees (or other tenants, in the event of a multi-tenant floor). Space must be able to accommodate a second, secure entrance for employees separate from the main public visitor entrance. Offered space must be in close proximity to public transportation. A commuter rail, light rail, or bus stop shall be located within the immediate vicinity of the building, but generally not exceeding 2 walkable blocks. Amenities including restaurants/shopping shall be located within four (4) blocks of offered space.��Neighborhood: a variety of eating facilities and other employee services such as retail shops, banks, cleaners, etc., should be located within four (4) blocks of the space The U.S. Government currently occupies office and related space in a building under lease in Brooklyn, NY that will be expiring. Offered space must meet Federal Government, State, and Local jurisdiction requirements including, but not limited to, fire life safety, security, accessibility, seismic, energy and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain unless the Government has determined it to be the only practicable alternative.� Offerors shall be responsible for providing a standard GSA warm lit shell. The Government is considering alternative space, if economically advantageous.� In making this determination, the Government is considering, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and nonproductive agency downtime. This procurement will be subject to all the rules, regulations, conditions, and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. At this time, the Government is only considering existing buildings, and will not consider new construction options. Submission by anyone other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. Expressions of Interest must be received in writing no later than April 18, 2022 by 5:00 PM Eastern Time, and should include the following information at a minimum: Building name and address. Location of space in the building and date of availability. Rentable Square Feet (RSF) offered and full-service rental rate per RSF. ANSI/BOMA office area (ABOA) square feet offered and full-service rental rate per ABOA SF. Floor plans (AutoCAD) identifying offered space. Name, address, telephone number, and email address of authorized contact. All interested parties must either submit evidence of ownership or written authorization to represent the owner(s).� Any submission received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received which also must be submitted prior to the Expression of Interest Due Date.� In case where an agency is representing multiple ownership entities, broker must submit written acknowledgment / permission to represent multiple interested parties for the same submission.
