Expressions of Interest Due Date:�4:30 PM Eastern, Tuesday, May 3, 2022 All other aspects of the advertisement remain unchanged from their previous posting. --------------------------------------------------------------------------------------------------------------- The U.S. Department of Agriculture (USDA) seeks to lease the following space: City, State:�Cynthiana, Kentucky County:�Harrison County Delineated Area:�See Attached Map: DA-Cynthiana, KY North: Beginning at Northside Elementary (intersection of Kellar Waits Road and US-27/ Falmouth Road) travel south/southeast to� the intersection of US-62/ Oddville Pike and KY-392/Republican Pike then travel .14 miles on KY-392/ Republican Pike to approximately 200 Republican Pike; East: Starting at approximately 200 Republican Pike travel south/southwest to the end of Pepper Lane then continue to approximately 105 CS-1044 then to Meadow Lane then Rodgers Park Road to the intersection of Rodgers Park Road and US-62/ Oddville Pike then south to North Elmarch Avenue then North Elmarch Avenue crossing south/ southwest to KY-982/ New Lair Road ending at 0.05 miles past Ark Veterinary Clinic at unnamed road; South:� At the intersection of KY-982/ New Lair Road and unnamed road, head west to the intersection of US-27/ Paris Pike, then travel north on US-27/ Paris Pike to the intersection of US-62/ Leesburg Pike then travel south/ southwest ending and the intersection of US-62/ Leesburg Pike and Sea Biscuit Way; West:� At the intersection of US-62/ Leesburg Pike and Sea Biscuit Way, travel on Sea Biscuit Way to KY-32/ Connersville Pike then US-27 Bypass to US-27/ Falmouth Road, then travel north, ending at Northside Elementary (intersection of Kellar Waits Road and US-27/ Falmouth Road). (RSF):�Not to Exceed 5,010 RSF Space Type:�Office and Related Space Reserved Parking Spaces (Total):�Three (3) for Official Government vehicles Non-Reserved Parking Spaces (Total):�Twenty (20) parking spaces for Government Employee and Visitor use.� The parking shall be either on site or publicly located within � walkable mile (1,320 Feet) of the public entrance of the Premises.� Three of the parking spaces shall be large enough to accommodate five (5) large, farm-type vehicles with trailers. The parking lot shall have pull-through capabilities and shall not be obstructed by adjacent building/ tenant usage. Full Term:�Up to 240-Months (20-Years) Firm Term:�120-Months (10-Years) Termination Rights:�120-days written notice following the expiration of the firm lease term. Additional Requirements The space offered, its location, and its surrounding areas must be compatible with the Government�s intended use.� Space will not be considered where any living quarters are located within the building. Space shall not be located near establishments whose primary operation is the sale of alcoholic beverages, firearms sold/ discharged, or where there are tenants related to drug treatment or detention facilities. Subleases are not acceptable. First floor space is preferred.� Office space must be contiguous, on one floor.� If space offered is above the ground level, then at least one (1) accessible elevator will be required. The Government will have access to the Space 24-hours a day, 7-days a week.� Normal hours of operation are Monday through Friday 6:00 AM � 6:00 PM (excluding Saturdays, Sundays, and Federal Holidays). Offered space must meet the Government�s requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required.� All services, janitorial services, utilities shall be provided as part of the rental consideration. Offered space shall not be in the 500-year flood plain.� This includes but is not limited to the building, parking lot, site, or ingress/ egress points to the site. Expressions of Interest Due Date:�4:30 PM Eastern, Tuesday, April 12, 2022 Building Tour (Estimated):�Week of 05/06/2022 Occupancy (Estimated):�On or about 12/24/2024 Note:�� Entities not currently registered in the System for Award Management (SAM) at SAM.gov, are advised to start the registration process as soon as possible if intending to submit an offer for possible lease award. Expressions of Interest shall include the following: Complete Lease Market Survey Form for Existing Building, MS-2991 in its entirety.� This form may also be used for proposed new construction.� (See attachments) If existing building, building name and address, and location of the available space within the building, along with building site/ lot plans, interior layout drawings/pictures (with dimensions shown) reflecting the Space that is being offered. If new construction, site/aerial plans or building site/lot plans showing the location of the proposal land, along with the parcel number (if part of multiple parcels, all parcel numbers associated with the proposed land).� Adjacent streets showing proposed ingress/egress shall be shown on the plans. Rentable square feet (RSF) and ANSI/BOMA office area (ABOA) square feet to be offered. Date of space availability. If offeror is not the owner of the building, an authorization letter signed by owner to represent owner for property will be required.* Amount of/type of parking available on-site.� Photos of the space or site being submitted, or permission for Market Survey participants to photograph the space or site. For existing buildings, provide information on condition of building systems, roof, foundation, and current floor plan.� Alternatively, provide a copy of a recent commercial building inspection or appraisal. Brokers submitting properties MUST show authorization from the property owner to submit property on behalf of the property owner; this can include, but is not limited to a listing agreement, letter from the property owner authorizing the broker to submit the property, purchase/ sale agreement, option, etc.,* *As mentioned in numbers 5 and 9 above, any submission received without written authorization to represent owner(s) will not be considered until such time the documentation has been received.� In cases where an agent is representing multiple entities, written acknowledgement/permission from each entity to represent multiple interest parties for the same submission must be submitted prior to the Expressions of Interest due date.
