- THERE IS NO SOLICITATION AT THIS TIME. This request is for information only and does not constitute a Request for Proposal (RFP). Submission of any information in response to this market survey is purely voluntary. The government assumes no financial responsibility for any costs incurred associated to this request for capability information. The Department of Veterans Affairs seeks to lease approximately 15,100 ANSI/BOMA office area (ABOA) square feet of space and a minimum of 85 on-site parking spaces, 4 shall be reserved for handicap use. This space shall be used as office space for the VA MidSouth Healthcare Network (VISN 9) office staff. The VISN 9 administrative staff provide services, guidance, support to VISN 9 leadership and VISN 9 Medical Centers located in Tennessee and Kentucky who serve more than 375,000 Veterans. The space shall be available for use by Tenant (VA) for personnel, furnishings, and equipment to meet the needs of VISN 9 administrative staff and leadership. Space design will provide maximum co-location of the staff. The Department of Veterans Affairs will consider space located in an existing building as well as land for new construction for build to suit. Space must be located on a single floor, contiguous and comply with all current building, seismic, and accessibility code requirements. The office space shall not be located in a flood zone. The space sought is Class A /4-5 CoStar rated building. Space offered must be in a quality building of sound and substantial construction, either a new, modernized building, or one that has undergone restoration or rehabilitation for the intended use. Space shall be in a prime commercial office space with attractive, professional surroundings. Streets and public walkways shall be well maintained. A fully serviced lease term up to 10 years will be considered. Delineated Area: To receive consideration, submitted properties must be located within Davidson, Williamson, or Rutherford counties and within the following area described below, which is bound by the following roads, or must front on any of the following boundary lines: North - I-840/I-40 intersection (in the west), I-40/I-65 intersection, I-65, I-24, Hwy 70 (Donelson), East - Hwy 255, Hwy 1 (Murfreesboro Pike), Hwy 41, Hwy 41/Hwy 96 South - Hwy 96, Veterans Pkwy, I-840 West - I-840/I-40 intersection NAICS: 531120, small business size standard $41.5M PSC: X1AA Expressions of interest must be emailed to the Contract Specialist, David B. Milner, Jr. by 12:00 PM Central Time, April 13, 2022 and must include the following information: 1. Building name, address and location of the available space 2. Amount of offered space in ABOA and Rental Square Feet (RSF) along with the conversion rate (CAF) 3. Building ownership information, brokers or legal representatives must show written acknowledgement and permission to represent the property 4. Amount of parking available on-site and type (surface and/or structured) 5. Also include the following information: - Owner DUNS/Unique Entity ID (UEI) - Contact information: name, phone, email address, relationship to property owner - Business Size per NAICS 531120 (small, 8A, HUBZONE, VOSB, SDVOSB, etc.) - If you plan on responding to a solicitation for this requirement with a Joint Venture utilizing multiple owned companies as majority or non-majority owner, identify which companies are considering a Joint Venture and the ownership of each company. SDVOSB and VOSB firms must be registered and active in VA s Vendor Information Pages (VIP) site at https://www.vip.vetbiz.gov/ and have the technical skills and financial capabilities necessary to perform the stated requirements.
