Description
General Services Administration (GSA) seeks to lease the following space: State: New Mexico City: Las Cruces Delineated Area: North: N. Main Street South: E. Lohman Avenue East: CanAm Highway/Route 25 West: N. Valley Drive to W. Picacho Avenue to N. Main Street Sq. Ft. (ABOA): 19,762 Space Type: Office and Supporting Space Parking Spaces (Total): 65 Parking Spaces (Surface): 46 Parking Spaces (Reserved): 19 Full Term: 17 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: � Space must be contiguous on one or multiple floors � Offered space must be available 24 hours a day, 7 days a week, and 365 days a year � Offered space must be located on the second story, or higher. First floor space is acceptable under the following circumstances: o Tenant agency is the sole tenant o 20� setback o Blast film on exterior windows/doors may be required � Offered space must not be located above a drive through unless tenant agency is the sole tenant � Tenant agency must have the right to relocate exterior penetrations for security concerns � Crash rated planters or crash rated bollards to prevent vehicles from crashing into the building may be required based on security review � A sally port, loading dock, private stairwell, or elevator must be available for prisoner transport. In a multi-tenant building, where a private elevator is not possible, tenant agency must be able to secure and control the elevator during prisoner transport � The following entities must not be collocated within the offered building: o Federal, State, and local agencies whose primary clientele are involved in or have ties to criminal elements. o Private firms whose primary clientele are involved in or have ties to criminal elements. o Agencies providing probation and/or parole services o Agencies providing drug abuse counseling/rehabilitation programs o Agencies providing social services o Halfway houses o Residential units � Building entrances/exits cannot be located within close proximity (minimum 1,000 walkable feet) of certain locations, which include but are not limited to: o A Drug-free zone o Schools o Areas where drug activities are prevalent � Building must be able to accommodate Large Tractor Trailers. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1. Building name/address and the location of available space within the building; 2. Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; 3. ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully services. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any); 4. Date of space availability; 5. Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; 6. Amount of parking available onsite and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); 7. Energy Efficiency and renewable energy features existing within the building; 8. List of building Services provided. 9. One-eighth inch scale drawing of space offered. 10. Name, address, telephone number, and email address of authorized contact. 11. In cases where an agent is representing multiple ownership entities, written acknowledgement. 12. Permission to represent multiple owners for the same submission.
