- � ��� Advertisement��� ������ GSA Public Buildings Service � U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: DC City: Washington Delineated Area: NOMA and the Central Employment Area (CEA) Required Sq. Ft. (ABOA): 24,097 Space Type: Office Total Parking Spaces 0 parking spaces Full Term: 15 Years Firm Term: 15 Years Additional Requirements: Contiguous space on a single floor is required. Security Standard Level I and ALL security requirements and approvals are to be determined by GSA. Normal Hours of Operation: 7:00 AM � 5:00 PM, M-F. Space must meet the Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the lease.� Approximately 2,600 RSF requires a 10 ft. finished ceiling to accommodate the agencies hearing room�s raised panel bench seating. Building must be located no more than 2,640 walkable feet from a metro rail station. Offered buildings and offered space will be evaluated by agency security team for acceptability. After hours cleaning is required. Offered space shall not be located within the 100-year flood zone. A fully serviced lease is required. This procurement will be subject to all the rules, regulations, conditions, and specifications stated in the Request for Lease Proposal (RLP) package that will be issued pursuant to this advertisement. The U.S. Government currently occupies office and related space in a building under an expiring lease in Washington, DC. The Government is considering alternative space within the specified delineated area if economically advantageous. �In making this determination, the Government will consider, among other things, the availability of alternative space that can potentially satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and furniture and specialized equipment relocation.� The Government will use the information it receives in response to this advertisement as a basis to develop a cost/benefit analysis, and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. The Government reserves the right to disregard responses to this notification that fail to include the property-specific, or additional submission information listed below as these are considered mandatory submissions in responding to this notification. Not all minimum requirements are reflected in this advertisement. Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration.� All submissions should include the following information: Building name and address. Age of building. Total existing gross square feet, and gross square feet per floor. Site plan depicting the building. Scaled floor plans (as-built) identifying offered space? Date the building/space will be ready to begin constructing tenant improvements. Identification of on-site parking, if applicable. Locational map demonstrating the building lies within the delineated area. FEMA map evidencing that the building lies outside the 100-year floodplain. A narrative and map describing proximity of the building to the nearest bus and/or Metro stop, and major transportation routes. Evidence of ownership, if building submitted by owner.� Non-Owners (e.g., brokers) must provide evidence of authority granted by building owner to submit the property. Name, address, telephone number, and email address of authorized contact. Any information related to title issues, easements, or restrictions on the use of the building. Photographs of the building from all sides and the area/neighborhood surrounding the building. Additional Submittal Requirements: Interested parties are required to submit, a fully serviced rental rate per RSF/ABOA SF inclusive of a Tenant Improvement Allowance (TIA) of $58.95 per ABOA SF, and costs associated with security upgrades to meet FSL Security Level I requirements. �The submittal shall include the estimated annual operating cost amount per RSF/ABOA and the amortization interest rate for the TI and BSAC costs.� Both the TIA and security costs will be amortized over the firm term and shall meet all GSA�s standard building shell requirements.
