Advertisement RLP Procurement Summary ��������������������������������������������������� GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Maryland & Virginia City: Suburban Maryland & Northern Virginia Delineated Area: North: I-495 (Capital Beltway) to Route 50; West: I-495 (Capital Beltway) to I-95; South:� I-95 to Lorton Road to Route 1 (Richmond Highway) to I-495 (Capital Beltway) to Route 210 (Indian Head Highway) to Route 373 to Route 301; East: Route 301 to Route 50. Minimum Sq. Ft. (ABOA): 130,000 Maximum Sq. Ft. (ABOA): 130,000 Space Type: Warehouse (approximately 100,000 ABOA SF) and Office Space (approximately 30,000 ABOA SF) Parking Spaces (Total): 150 Parking Spaces (Surface): 150 Parking Spaces (Structured): N/A Parking Spaces (Reserved): All parking spaces shall have the ability to be secured by a fence and gate. Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: Offered property must be accessible to Joint Base Anacostia-Bolling (as determined by the Contracting Officer). Gas station must be within two miles (as measured by driving distance) of the offered property. Offered property must have two drive-in bays, or ability to retrofit property to have two drive-in bays. Offered property must have a minimum of one loading dock. In the event a multistory building is offered, two drive in bays and one loading dock are required on each level. In addition to the parking spaces listed above, the offered building shall have a lay down area within the parking lot. Site shall include or accommodate a bermed area (or other solution) with oil/water separator to prevent fluids leaking into the stormwater drain. Offered property shall be within two miles (driving distance) of an exit to a major highway. Properties offering a setback from major roads is preferred. Facility should support a vehicle weight of no less than 12,000 lbs/vehicle, to include any ramps or building egress, up to 200 vehicles centrally located within warehouse facility.� Offered property shall be able to accommodate fencing of the offered building/site (to include privacy panels as needed). Offered property shall be able to accommodate an uninterrupted power system. Warehouse space must provide 16-foot clear ceiling height Minimal columns are preferred.� Adequate spacing for maneuvering vehicles is required. Office space can be offered on a mezzanine level if needed. Based on jurisdiction a high pile storage permit may be required. Site must be able to accommodate three 950-gallon storage tanks and a 30-yard dumpster. Ability to accommodate a guard booth on site is preferred.� Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. Expressions of Interest must be received in writing no later than May 9, 2022, by 5:00 PM Eastern Time, and should include the following information at a minimum: Building name, age, and address? Location of space in the building and date of availability? ABOA and rentable square feet available (identifying the specific floors and square footage on each, with Common Area Factor) and its condition (shell, or built-out, and if so for whom);�� Date the building will be ready to begin constructing tenant improvements; Scaled floor plans (as-built) identifying offered space? Estimated rental rate per ABOA and rentable square foot, fully serviced and inclusive of a tenant improvement allowance (TIA) of a minimum of $20/ABOA SF up to $48.00/ABOA SF, and $12/ABOA SF of Building Specific Amortized Capital (BSAC); A description of additional tenant concessions offered, if any; Information on building ownership; and Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
