U.S. GOVERNMENT Presolicitation 0NV2112 General Services Administration (GSA) seeks to lease the following space: State:�Nevada City: Las Vegas Delineated Area: North: HWY 593 (Tropicana Avenue) South: I 15 East: HWY 582 (Boulder HWY) West: I 215 West to HWY 146 West to I 15 Minimum Sq. Ft. (ABOA) Office:�1,000 Maximum Sq. Ft. (ABOA) Office:�1,500 Minimum Sq. Ft. (ABOA) Light Industrial/Warehouse:�9,700 Maximum Sq. Ft. (ABOA) Light Industrial/Warehouse:�10,200 Minimum Sq. Ft. (ABOA) Ware Yard: 69,696 / 1.6 Acre Space Type: Office, Light Industrial/warehouse, Ware Yard Full Term: 10 years Firm Term:�5 years Additional Requirements: Normal operating hours 7:00 AM � 5:00 PM. Space Shall: Be contiguous and all ground level. Service and maintenance provided daily, extending 6:00 AM � 6:00 PM except Saturdays, Sundays and federal Holidays. Ability to accommodate agency signage. Site that provides access via two different streets or may have two points of ingress/egress desired. 24 hour egress/night lighting required throughout the space Light Industrial/Warehouse: Minimum of 10,000 ABOA SF Have minimum clear or working ceiling height of 18�. Be equipped with three roll-up doors, with automatic motor control: One roll-up door 10�w x 10�h Two roll-up doors 12�w x 14�h Ware Yard: Must be level, graded and at least 7,500 SF asphalt or concrete paved � paved area on perimeter. Remainder of ware yard must be level and consist of at minimum a hard base or gravel with competency to permit egress for government trucks and vehicles, some of which exceed 65,000 lbs. Shall be fenced and located to rear or side of facility. Vertical clear height must be at least 14� at entrances. Entrances and exits must have wide access for large 80� long truck and trailers. 60� clearance from gate to nearest obstruction for turning. Must accommodate large vehicles and vehicles pulling trailers with central pivot point unlike standard semi-trailers. Drive through designs encouraged. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� ). �For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. ************************************************************************************************ The U.S. Government currently occupies office and related space in a building under a lease in Las Vegas, Nevada, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
