Description
General Services Administration (GSA) seeks to lease the following space: State: Florida City: Dania Beach Delineated Area: North: From State Road 7, Marina Mile Blvd. to SW 24th Street, to Spangler Blvd. to Intercoastal Waterway; East: From Spangler Blvd. in the North, Intercoastal Water Way to East Dania Beach Blvd.; South: From Intercoastal Waterway in the West, E Dania Beach Blvd., to N Federal Highway (RTE 1), to Griffin Road (SR 818), to State Road 7; West: From Griffin Road (SR 818), State Road 7 to Marina Mile Blvd. Minimum Sq. Ft. (ABOA): 30,167 Maximum Sq. Ft. (ABOA): 30,167 Space Type: Office Parking Spaces (Total): 85 Parking Spaces (Surface): 15 Parking Spaces (Structured): 70 Parking Spaces (Reserved): 85 Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: Space on ground/first floor of building is required. Offered building must be accessible 24/7. The Space shall be located in a modern quality Building of sound and substantial construction with a fa�ade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. Space should allow for an efficient layout and office workflow. Space must provide maximum flexibility for systems furniture placement with few or no columns or other building or architectural obstructions. Space should have few curves or major offsets and must have large open areas to allow maximum design flexibility. Architectural features should not cause an inefficient use of space. Ceilings shall be at a minimum 9 feet and 0 inches and no more than 12 feet and 0 inches measured from floor to the lowest obstruction. Areas with raised flooring shall maintain these ceiling-height limitations above the finished raised flooring. Fully serviced lease must provide 24/7 HVAC Services for the entire premises. Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including, but not limited to, Agency Specific Requirements and Facility Security Level II Requirements by the occupancy date per the terms of the Lease. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Delineated Area: Please see attached map. To receive consideration, submitted properties must be located within the delineated area.� Properties fronting any of the following roads are considered to be within the delineated area.� A map of the delineated area is provided for further clarification of the boundaries. The US Government currently occupies office and related space in a building under a lease in Dania Beach, FL that will be expiring. The Government is considering alternative space if it is economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
