Description
Notice of Intent to Lease Space Delineated Area: Olympia City Limits Minimum Sq. Ft. (ABOA): 2,922 Maximum Sq. Ft. (ABOA): 3,000 Space Type: Office Parking Spaces (Total): 3 Surface Spaces Additional Requirements: The space offered can NOT be located within a shopping mall or shopping center Rooftop antenna installation is required Offered space MUST be contiguous Space offered on the second floor and above is preferred, however first floor space will be accepted upon agency approval Space MUST have a floor load capacity of at least 850-1000 lbs 24/7 access to the space and elevator (if required) MUST be available 365 days a year The agency can NOT be co-located with public defenders, Immigration and Customs Enforcement (ICE), Internal Revenue Service (IRS), or Probation offices The space offered can NOT be located in the immediate vicinity of fuel storage areas, gas stations, chemical manufacturing facilities, freight carrying railroad lines, or other similarly related �hazardous material transportation/storage facilities� It is preferred that the space offered not be within close proximity to daycare centers, senior centers, schools, and/or hospitals. Facilities that provide underground parking MUST have access controlled parking restricted to building tenants only.� Buildings that offer open/general public parking below the building will not be considered. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies approximately 2,514 ABOA SF of office and related space in a building under a lease in Olympia, WA.� The Government has identified a need for 408 ABOA SF of expansion space and is considering alternative space for the total requirement of 2,922 ABOA SF if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
