Advertisement GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: TX City: Ft Worth / Arlington Delineated Area: North Boundary � Interstate 30 South Boundary � FM 1187 East Boundary � Interstate 35W West Boundary � Highway 171/51 Minimum ABOA Sq. Ft.: 13,323 /ABOA Minimum Sq. Ft. (ABOA): 13,323 Maximum Sq. Ft. (ABOA): 13,323 Space Type: Office Parking Spaces (Total): 12 Parking Spaces (Surface): 12 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 17 years Firm Term: 15 years Option Term: n/a Additional Requirements: The FWS Texas Coastal Ecological Office is required to be in an area where personnel can readily access costal waterways. Agency Unique Requirements: - Space to be contiguous and all warehouse space to be on ground level equal to street level. - Warehouse interior column spaces must be no less than 25 feet on center. - Ceiling height to be 9 feet in office areas; minimum 15 feet high in warehouse; and minimum 9 feet high in storage areas. - ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. - Agency Tenant Improvement Allowance Offered: $24.32 per ABOA SF Building Specific Amortized Capital (BSAC) Offered: $12.00 per ABOA SF Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). The U.S. Government currently occupies office and related space in a building under a lease in Ft Worth, TX that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
