- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Puerto Rico City: Ponce Delineated Area: N: PR-14 to PR-10 to PR-9 to PR-501 to PR-132 to PR-378 to PR-379 to PR-377 to PR-375 to PR-372 to PR-128 to PR-371 up to Rio Loco W: Rio Loco up to Caribbean Sea S: Caribbean Sea E: PR-537 to PR-536 to PR-14 (See attached DA Map) Minimum Sq. Ft. (ABOA): 48,832 ABOA SF Maximum Sq. Ft. (ABOA): 51,274 ABOA SF Space Type: Office Parking Spaces (Total): 451 Total Spaces Parking Spaces (Surface): 451 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 451 Reserved Full Term: 10 Years Full Firm Term: 5 Years Firm Option Term: 5 Year Option Additional Requirements: Interested parties must provide the name of the building, address, location of available space, rentable square feet offered, and contact information of authorized representative. All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date In cases where an agent is representing multiple ownership entities, broker must provide written acknowledgement/permission to represent multiple interested parties for the same submission. The location shall accommodate a total of 451 employees including a guard. Subleases are not acceptable. For effective space utilization, a minimum of 25�-0� o.c. between structural elements (columns, core, curtain wall, etc.) is required. For most efficient office layouts on window walls, mullion spacing of 5�-0� o.c. is preferred. General office space shall have a ceiling height of a minimum 8�-6� AFF; 9�-0� is preferred. Ceiling Heights in the MDF, IDF or other equipment rooms shall be a minimum of 8�-6� clear and have sufficient space above the ceiling for independent HVAC units, ducting, cable trays, or other necessary devices. The Government will utilize both fiber optic and copper backbone cables with twisted pair station segments for their Telecommunications. As such, the offered Premises must allow for fiber optic services. To demonstrate potential for efficient layout, the Offeror will be required to provide a test fit layout at the Offeror's expense. Offerors will need an architect to prepare a test fit layout that demonstrates that the government's requirement can be accommodated within the space offered. IRS requests a proportionate share of parking for the building selected (ex: if the building is 100,000 RSF and IRS occupies 60,000 RSF, then 60% of the Building's parking spaces would need to be reserved for IRS. Provide additional public parking spaces within 2 blocks or � mile of the building in a safe, well-lit area. The combined total parking spaces must be a minimum of 451 available for employee parking. These parking spaces shall be considered part of the rental consideration. Regularly scheduled public transportation (if provided by municipality) during the workday is required within 1000 feet. Nearby food court or cafeteria should be within approximately 0.5 miles or 10 minutes walking distance. Contiguous, above-ground space is requested. If all space cannot be contiguous, then a block of non-contiguous space must yield at least 10,000 usable square feet. If space is on more than one floor, adjacent floors are required. Non-contiguous space must be provided with a secure pathway (route) for connectivity between IRS spaces. Wiring must be secured in metal conduit or risers with bushings. If space is on more than one floor, adjacent floors are preferred.� Telecommunications Rooms and Closets (MDF and IDF) should be stacked for efficient and secure vertical distribution of cabling. Public and employee building entries should be separate.
