General Services Administration (GSA) seeks to lease the following space: State:�� �New Mexico City:�� �Albuquerque Delineated Area:�� �North: �Mountain Road West: �8th Street NW South: Central Avenue SE / Route 66 East: � Broadway Boulevard NE / Route 47 Minimum Sq. Ft. (ABOA):�� �55,000 Maximum Sq. Ft. (ABOA):�� �55,615 Space Type:�� �Office Parking Spaces (Total):�� �31 Parking Spaces (Surface):�� �N/A Parking Spaces (Structured):�� �31 secured structured parking spaces Full Term:�� �5 years Firm Term:�� �N/A Option Term:�� �N/A Additional Requirements:�� �The space offered cannot be located on the ground floor or second floor of a building. The space must be contiguous and located on no more than 2 floors consecutive floors. �Space must be a walkable � mile to a public transit stop. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Offered space may not be located in the same building as Federal Public Defender or Probation. � Additionally, space may not be located on the same floor as drug treatment centers/counseling or pre or post-trial services, to include defense attorneys. �� � �The U.S. Government currently occupies office and related space in a building under a lease in Albuquerque, NM, that will be expiring. �The Government is considering alternative space only if economically advantageous. �In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. �A fully serviced lease is required. �Offered space shall not be in the 100 year flood plain.
