Description
General Services Administration (GSA) seeks to lease the following space: State: California City: El Segundo and portions of surrounding communities Delineated Area: North: Venice Blvd. from the Pacific Ocean to National Blvd. to West Jefferson Blvd. to La Cienega Blvd; East: La Cienega Blvd. from West Jefferson Blvd. to Stocker Street to South La Brea Avenue to Manchester Avenue to Crenshaw Blvd. to W. El Segundo Blvd. to Hawthorne Blvd. to Manhattan Beach Blvd.; South: Manhattan Beach Blvd. from Hawthorne Blvd. to the Pacific Ocean; West: The Pacific Ocean. Minimum Sq. Ft. (ABOA): 28,500 Maximum Sq. Ft. (ABOA): 29,640 Space Type: Office Parking Spaces (Total): 3 GOV, including parking required to meet local code requirement. Parking Spaces (Reserved): 3 GOV Full Term: 20 years Firm Term: 15 years Additional Requirements: Space offered for consideration must be located in a prime commercial office building or office park with professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use; within a 30-minute commuting time of LAX at any hour of the day, including rush hour; in close proximity to hotels/motels and restaurants; located within close proximity to public transportation; located within � mile of public parking facilities if sufficient on-site parking is not available (minimum of 110 spaces); contiguous space located on no more than two floors; cannot be located within a building that has establishments serving alcoholic beverages; cannot be located near loud noise producing activities, including airport flight paths; cannot be co-located with drug and alcohol rehabilitation or confinement facilities; cannot be located where crime exceeds city wide average; provide for an efficient layout and not have the following features: (a) length to width ratio exceeding 3 to 1; (b) �U� or �L� shaped rather than predominantly square or rectangular; (c) atriums, light wells, irregular configurations or unusual building features that would interfere with an efficient layout (d) column spacing with the offered space that is less than 20� on center; (e) unable to provide enhanced ceiling height of 10�0� required for the ceremony and audio rooms; (f) Capable of meeting Interagency Security Committee Standards, FSL-II. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.
