Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Florida City: Port St. Lucie Delineated Area: North: Glades Cut Off Road to W. Midway Road to Florida's Turnpike to I-95 to Okeechobee Road South: County Line Canal to Florida's Turnpike to SE Port St. Lucie Blvd.� East: U.S. Highway 1 West: Range Line Road Minimum Sq. Ft. (ABOA): 5,311 ABOA SF Maximum Sq. Ft. (ABOA): 5,864 ABOA SF Space Type: Office Parking Spaces (Total): 21 Parking Spaces (Surface): 21 Parking Spaces (Reserved): 21 Full Term: 15 years Firm Term: 13 years Option Term: N/A Additional Requirements: Contiguous space is required;� Offered buildings and offered space will be evaluated by agency security team on a case by case basis; If multi-tenant building, building must be equipped with a minimum of two accessible elevators that serve the proposed floor. One of the accessible elevators may be a freight elevator; Buildings must not be located within 1,000 feet of daycares, schools, mental health or drug rehab clinics, immigration offices, probation and public defender�s offices, or social services offices; Offered space must not be located within a shopping center; Space should allow for an efficient layout and office workflow. Space must provide maximum flexibility for systems furniture placement with few or no columns or other building or architectural obstructions. Space should have few curves or major offsets and must have large open areas to allow maximum design flexibility. Architectural features should not cause an inefficient use of space; Ceilings shall be at a minimum 9 feet and 0 inches and no more than 12 feet and 0 inches measured from floor to the lowest obstruction. Areas with raised flooring shall maintain these ceiling-height limitations above the finished raised flooring; Offeror must be willing to install fencing to secure parking spaces. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall meet floodplain requirements in RLP.� Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� ). �For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. Delineated Area: To receive consideration, submitted properties must be located within the delineated area which is bounded by the following roads.� Properties fronting any of the following roads are considered to be within the delineated area. A map of the delineated area is provided for further clarification of the boundaries. Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration.� All submissions should include the following information: Name of owner; Address or locational description of the building; Age of building; Total existing gross square feet of building and gross square feet per floor; Site plan depicting the building and parking; Floor plan and gross square feet of proposed space; Identification of on-site parking; A map demonstrating the building lies within the delineated area; FEMA map evidencing that the property lies outside the 100-year floodplain; Evidence of ownership, if building submitted by owner.� Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and Any information related to title issues, easements, or restrictions on the use of the building. A description of any planned land development or construction which will affect the building including neighboring projects and road/utility line construction.
