Advertisement ��������������������������������������������������������������������������������������������������������� GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: South Carolina City: Bluffton Delineated Area: North: Independence Blvd US 278; West: Plantation Drive, I-95, Independence Blvd; South: Burnt Church Road, Bruin Road-May River RD-Okatie Highway, Plantation Drive; East: Fording Island Rd US 278, Oak Forest Rd, Towne Drive, Clark Summit Drive, Fording Island Rd US 278, Burnt Church Rd. Minimum Sq. Ft. (ABOA): 3,307 Maximum Sq. Ft. (ABOA): 3,307 Space Type: Office Parking Spaces (Total): 6 Parking Spaces (Surface): 6 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 6 Full Term: 180 Firm Term: 120 Option Term: N/A Additional Requirements: All space must be contiguous, and preferably on the 2nd floor or higher. Space on the first floor will be considered only when no other space is available, or if deemed appropriate by the Tenant. First-floor spaces require additional security measures. The proposed site must not be within 640'-0"" of any facilities identified by the ISC as ""hazardous materials transportation/storage facilities."" Hazardous locations include facilities with potential environmental threats (e.g., fuel storage areas, gas stations, chemical manufacturing facilities, and railroad lines transporting hazardous material). Special consideration should be given to exclude sites located near hazardous areas, such as bulk storage sites (e.g., hazardous materials storage sites, water purification centers, above ground fuel storage, and rail yards). It is preferred that the proposed facility not be located near ""Low Risk Facilities"" (e.g., day care centers, senior centers, schools, hospitals, and religious/rehabilitation/social service centers). The proposed facility must not be located within 400'-0"" of public defenders, Immigration and Customs Enforcement (ICE), probation offices, Internal Revenue Service (IRS), universities, other businesses or facilities deemed unacceptable by Tenant Security for safety purposes. This requirement may be waived by Tenant Security if no other facility is deemed acceptable. In those cases, enhanced security requirements may be necessary. Proposed Tenant spaces or facilities within 400'-0,"" or adjacent to facilities associated with foreign powers identified in the Tenant's National Security Threat List, will not be considered. For proposals of space in existing buildings, standoff distance must be provided from the curb line or nearest point accessible by a vehicle to the facade of the building to house the Tenant office. Facilities with underground parking must have access-controlled parking restricted to building Tenants. Open and/or general public parking is not permitted below the building proposed for the Tenant office. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions, and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. �The Government reserves the right to disregard as inadequate any responses to this notification that fail to include the property-specific information listed below as being mandatory submissions in responding to this notification. Not all minimum requirements are reflected in this advertisement. At this time, the Government is only considering existing buildings.� New construction options may be considered only if the building can meet the required delivery date for occupancy. Expressions of Interest must be received in writing no later than August 8, 2022�by 5:00 PM Eastern Time, and should include the following information at a minimum: � Building name and address? � Location of space in the building and date of availability? � Date the building will be ready to begin constructing tenant improvements; � Scaled floor plans (as-built) identifying offered space? � Estimated rental rate per rentable square foot (RSF); � Information on building ownership; and � Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
