At the intersection of Route 412 and Business Route 460 / Main St, proceed South on Business Route 460. At the intersection of Business Route 460 and Route 460, proceed North on Route 460. Delineated area closes at the intersection of Route 460 and Route 412.� Minimum Sq. Ft. (ABOA):�2,500 Maximum Sq. Ft. (ABOA):�3,000 Space Type:�Office Parking Spaces (Total):�10 Parking Spaces (Surface):��10 Parking Spaces (Structured):�0 Parking Spaces (Reserved):�0 Full Term:�15 years Firm Term:�10 years Option Term:�N/A Additional Requirements:� The Government reserves the right to exceed the TI (Tenant Improvements) $63.87 (rounded) per ABOA SF and BSAC (physical security) $12.00 per ABOA SF allowances. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Contiguous space on one floor. Can be �located on the 1st floor but 2nd floor and above is preferred. The proposed facility shall not be located in the immediate vicinity of any facilities identified by the Interagency Security Committee (ISC) as �hazardous materials transportation / storage facilities.� Examples of hazardous locations include facilities with potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. It is preferred that the proposed facility not be located near a low-risk facility. Examples of �low risk facilities� include day care centers, schools, hospitals, and religious / rehabilitation / social service centers. Action: Choose whether or not a fully serviced lease is required.� Also choose 100 year floodplain unless requirement is identified by agency as a critical action.
